About The Job:
JG Development, inc. is seeking an experienced, driven, and dependable Commercial preconstruction manager and estimator to join our team. The Commercial Pre-construction Manager/Estimator plays a critical role in the planning, estimating, and management of commercial construction projects, ensuring the efficient transition from initial concept to project execution. This individual will oversee the estimating process, provide key input during preconstruction, and manage relationships with clients, subcontractors, and the internal project team. The role combines project management with estimating expertise to ensure that each project is delivered on time, within budget, and in alignment with client specifications.

JOB DUTIES AND RESPONSIBLITIES:
- Collaborate with business development, sales, and project management team to set up the project scope and requirements.
- Lead project intake meetings and attend the design meetings with clients, architects, engineers, and subcontractors.
- Develop preliminary budgets, schedules, and project plans using estimating software, historical data, and industry standards.
- Prepare cost estimates to ensure all necessary costs are covered for materials, labor and subcontractor work.
- Manage the bidding process for projects.
- Review drawings for compliance with scope, specifications, and regulations.
- Solicit bids from subcontractors and evaluate for completeness and make appropriate recommendations.
- Review all estimates.
- Coordination of scope documents and development of clear bid packages for distribution.
- Lead the transition of projection from preconstruction to project management.
- Keep team organized by ensuring project contracts are signed and stored.
- Identify potential risks and take proactive steps to mitigate.
KNOWLEDGE, SKILLS and QUALIFCATIONS NEEDED:
- Experience in commercial construction, with focused knowledge of estimating
- Experience in reading blueprints, specification sheets, manuals and schematics
- Effective time management and logical decision-making ability
- Proficient in software programs, Microsoft Office- word, excel, outlook, etc.
- Strong understanding of construction processes, project life cycles, and industry standards.
- Ability to develop and manage detailed project budgets and schedules
- Ability to be professional and place integrity and honesty as a priority when demonstrating the companies abilities
- Excellent organizational and time management skills; ability to plan and coordinately work independently balancing multiple work demands in a fast-paced environment.
- Excellent written and verbal communications skills; ability to adjust communication style appropriately to meet the needs of the customer

- Valid driver’s license with proof of insurance is required; with the ability to travel within Wisconsin and other states as necessary
- Successful completion of background check
