Job Scope:
Leadership and Team Management:
- Assist in supervising and mentoring a team of Operating Engineers and technicians
- Coordinate work assignments, schedules, and performance evaluations
- Foster a culture of safety, continuous improvement, and technical excellence
Technical Oversight:
- Provide advanced technical expertise in mechanical, electrical, plumbing, and HVAC systems
- Oversee complex maintenance and repair projects
- Develop and implement preventive maintenance programs
- Troubleshoot and resolve critical system failures
Operations Management:
- Assist in developing and managing the annual operating budget for engineering and maintenance
- Optimize building systems for energy efficiency and performance
- Ensure compliance with all applicable codes, regulations, and safety standards
- Manage vendor relationships and oversee contractor performance
Strategic Planning:
- Collaborate with the Chief Engineer on long-term facility plans and capital improvement projects
- Identify opportunities for technology upgrades and process improvements
- Participate in sustainability initiatives and energy conservation efforts
Client Relations:
- Act as a key point of contact for high-priority client requests and concerns
- Provide technical guidance and recommendations to property management teams
- Prepare and present reports on building performance and engineering activities
Emergency Response:
- Lead the engineering team's response to critical situations and emergencies
- Develop and maintain emergency preparedness plans
- Conduct regular drills and training exercises
Continuous Improvement:
- Stay current with industry trends, emerging technologies, and best practices
- Implement new systems and procedures to enhance operational efficiency
- Support the professional development of the engineering team
Qualifications:
- Bachelor's degree in Engineering or related field preferred; or equivalent combination of education and experience
- 7 years of experience in commercial building operations and maintenance, with at least 3 years in a leadership role
- Advanced knowledge of building automation systems, energy management, and sustainability practices
- Strong understanding of building codes, OSHA regulations, and industry standards
- Proficiency in computerized maintenance management systems and Microsoft Office suite
- Excellent leadership, communication, and problem-solving skills
- Relevant professional certifications (e.g., Certified Facility Manager, Professional Engineer) are highly desirable
