What are the responsibilities and job description for the Safety Operating Engineer position at JLL?
With performing as required at the direction of supervisor, maintaining, monitoring, and performing preventive maintenance and continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear), emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to ensure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
Install and repair plumbing/piping/tubing; wire single and three phase motors (single & two speed); run conduit; pull wiring to machinery, motors, operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Install, repair, and maintain electrical controls, switching and motor controls. Operate and maintain critical equipment including UPS systems, generators, chillers and critical air conditioning units.
Monitor operation, repair, and maintain refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; recording readings as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials in compliance with Federal, State and Local laws and regulations along with JPMC standards, and JLL requirements.
Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings.
Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.
Responsible for advanced training and notification to all contractors so that they are informed and knowledgeable with respects to the building's critical functions and the work they are to perform, including an incident contact response list.
Responsible for understanding and complying with emergency escalation procedures.
Ensure that the JPMC Critical Systems & Engineering Support (CSES) - Working In Critical Area Policy is a well-understood process among the building staff, engineers, tenants and contractors who perform work on the building's critical infrastructure.
Ensure strict adherence to Critical Awareness Process, Technical Bulletins, established engineering guidelines, processes, and procedures.
At the direction of supervisor with performing, developing and maintaining programs and processes for enhancing the safety in the workplace.
Developing and implementing the safety programs in order to prevent and withstand the unsafe conditions in the working atmosphere.
Examining the different job safety plans, existing work procedures and programs for any new type of equipment in order to determine whether all the safety precautions are being included and where the safety factor is at risk.
Touring the building for inspecting the safety and fire equipment, facilities etc. in order to identify and remove the hazards that can threaten one's safety.
Determining the requirements related to safety devices and devices, installations etc.
Conduct, coordinate and attend scheduled safety meetings and trainings in order to educate the workers about the safety practices and sharing lesson learned experiences.
Investigating the cases of accidents in order to minimize its recurrence and preparing different accident reports.
Perform internal reviews of site engineering practices and equipment inspections. Coordinate vendors for calibration of safety equipment and replacement as needed to stay in compliance and to provide safe equipment for staff.
Lead and file required JLL forms after an incident on the site.
Lead the required reports such as the SPCC and ESCP JLL programs.
Review, comment and involvement in SOP / EOP/ MOP for the site
Performs additional job duties as requested.
III. MINIMUM REQUIREMENTSMust have hands-on experience in a data center/critical facility, including UPS Systems, emergency generators, and switch-gear
High School diploma or GED equivalent
Operating Engineers license or equivalent
Certification as a Universal Technician for CFC's a plus
Working knowledge of computer applications including Word and Excel.
Demonstrated verbal/written communication skills.
Proven record of excellent internal and external customer service as well as leadership ability, among engineering peers.
