Job Title: Leasing Director and Property Manager
Job Summary:
We are seeking a highly motivated individual to fill the position of Leasing Director and Property Manager. This role is responsible for managing the end-to-end process of listing homes for lease, effectively marketing and engaging with potential tenants, screening tenant applications, facilitating lease signings, overseeing the move-in process, and maintaining positive relationships with property owners and tenants. The successful candidate will have excellent communication skills, be a dedicated team player, and be open to growth with the company as we scale and grow.
Responsibilities:
Property Leasing:
- Develop and implement effective leasing strategies to attract and retain high-quality tenants.
- Conduct market research and analysis to determine optimal rental rates and lease terms.
- Prepare detailed property listings, including compelling descriptions and high-quality visuals.
- Respond promptly and professionally to inquiries from potential tenants.
- Conduct thorough tenant screenings, including background checks, credit evaluations, and reference verifications.
- Make informed decisions on tenant selection based on established criteria and policies.
- Negotiate lease agreements, ensuring compliance with legal requirements and company policies.
- Facilitate the signing of lease agreements and collect required move-in funds.
- Provide weekly updates to owners of active listings.
Marketing and Advertising:
- Develop and execute comprehensive marketing plans to promote available rental properties.
- Utilize various marketing channels, including online platforms, social media, and traditional advertising methods.
- Monitor and analyze marketing performance metrics to optimize strategies and increase property visibility.
- Maintain an up-to-date and visually appealing online presence for all listed properties.
Tenant and Owner Relations:
- Serve as the primary point of contact for property owners, addressing their concerns and providing regular updates.
- Foster positive relationships with tenants, addressing their inquiries, and concerns promptly and professionally.
- Respond to tenant complaints, resolve conflicts, and enforce lease terms and regulations as required.
Qualifications:
- Proven experience in property management and leasing, preferably in residential real estate.
- Excellent interpersonal and communication skills, both written and verbal.
- Working knowledge of Google Suite Products and social media platforms.
- Detail-oriented with excellent organizational and multitasking abilities.
- Ability to work independently and in a team, with a high level of self-motivation and accountability.
- Strong problem-solving and decision-making skills.
- Valid driver's license and access to reliable transportation.
- Hours: Monday through Friday 9 a.m. to 5 p.m.
Job Type: Full-time
Pay: $40,000.00 - $50,000.00 per year
