Job Responsibilities
Under the supervision of the Community Manager, the Maintenance Technician is responsible for the overall maintenance of the property.
- Assists Community Manager with move-ins, move-outs, and annual inspections
- Prepares vacant units for re-occupancy within three to six days after a resident vacates
- Assists Community Manager with the purchase of supplies and equipment
- Maintains inventory control of all maintenance tools, equipment, and supplies
- Assists in custodial work including cleaning of common areas, laundry rooms, restrooms, recreation centers, offices, hallways; sweeping, vacuuming, mopping, window cleaning, and trash removal
- Performs general maintenance duties including:
- Electrical repairs to appliances, fixtures, switches, and circuits
- Plumbing repairs to water and sewage systems, including water heaters, fixtures, and stoppages
- Replacing flooring, glass, tile, screens, and drapes
- Carpentry repairs including structural framing and finish work
- Interior and exterior painting
- Completes and stores work orders accurately in unit files; performs routine and periodic grounds maintenance
- Ensures landscaping and irrigation systems are maintained per standards and contracts
- Keeps storage areas and entrances clean, organized, and secured
- Maintains proper lighting throughout the property
- Schedules work orders based on maintenance priorities
- Assists with contractor bidding, scheduling, and oversight
- Completes scheduled preventive maintenance
- Participates in on-call emergency rotation for evenings, weekends, and holidays
- Follows company safety procedures and Fair Housing policies
- Completes daily work logs
- Oversees and supports the Maintenance Groundskeeper
- Performs other duties as required
- Three years’ experience in maintenance, landscaping, and irrigation systems, preferably in property management, or equivalent education and experience
- Experience with electrical repairs to appliances, circuits, and fixtures
- Extensive plumbing knowledge
- Rough and finish carpentry experience
- Basic computer skills
- Basic knowledge of OSHA regulations and landscape maintenance
- Good written and verbal communication skills
- Ability to coach, train, and teach
- Bilingual: English and Spanish (written and verbal proficiency required)
- This position is moderately to highly physical and requires standing, bending, lifting, and walking
- Must be able to stoop, kneel, carry, push, pull, climb stairs, use ladders, access roofs, and crawl in confined spaces regularly
- Ability to lift and carry up to 50 pounds
- Ability to hear, speak, and read effectively
- Must be able to work in all weather conditions, both indoors and outdoors
- Responds to emergency calls during nights or weekends
- Must wear protective safety equipment as needed
- With appropriate PPE and training, must enter residences and common areas for emergency or critical repairs
