What are the responsibilities and job description for the Commercial Real Estate Portfolio Manager position at Johnson Financial Group?
Under the guidance of the Sr. Commercial Banking Manager or Commercial RM, the CRE Portfolio Manager is responsible for supporting CRE Relationship Mangers (RMs) through the sales, credit, closing and life of loan processes. Also responsible for interim monitoring of covenants and other conditions of credit, ensuring timely review and renewal of CRE loans, property site inspections, accompanying RM on business development calls and client meetings, participation in CRE trade groups and events, and providing support to the CRE Senior Manager on portfolio management efforts. The CRE PM III has added responsibility for developing, growing and managing a portfolio of profitable CRE relationships.
KEY RESPONSIBILITIES
Position Specific Responsibilities
- Demonstrates full and complete understanding of JFG Commercial Real Estate loan policies and procedures.
- Knowledge of Commercial Real Estate market conditions, trends and economics including ability to analyze the market for a property (rents, occupancy, expense factors, tenant roll over, competition, and absorption rates).
- Order and review Commercial Real Estate Appraisals and Environmental Reports.
- Complete property site inspections and have a basic understanding of construction loan monitoring processes and procedures.
- Complete accurate and timely Discussion Memos, Loan Presentations, Annual Reviews and PMAC's in accordance with Bank procedures and policy. Ensures that annual loan reviews and renewals are completed to avoid administrative past due loans.
- Participates in presentations before Credit Committee.
- Performs periodic reviews for clients where more frequent monitoring is warranted (i.e., criticized loans, adverse actions, watch list, etc.).
- Works with RM's to research and resolve situations where changes in loan structure may be necessary due to borrower, market, or industry changes.
- Basic understanding of commercial real estate law, assists in engaging Bank legal counsel, reviewing documents and closing transactions. Attend loan closings and assist with post-closing activities.
- Manages "tickler" reports for assigned portfolio to limit credit exceptions.
- Is jointly responsible with RM to enhance the customer experience so JFG is viewed as the "First Choice," value-added, and trusted financial services provider. Actively involved in commercial real estate trade organizations.
- Complete special projects as assigned.
Job Requirements
- Bachelor's degree in business with emphasis in commercial real estate and/or finance or accounting.
- Up to 3 years commercial real estate credit analysis or underwriting experience preferred.
- Working knowledge of lending policies and procedures, principles, and philosophy.
- Demonstrated experience in effectively writing/reviewing loan presentations that identify key risks and mitigants as well as conducting cash flow analysis and collateral evaluation.
- Demonstrated experience utilizing credit software to capture credit applications; above-average PC skills including MS Office Applications (Word, Excel).
- Good oral and written communication skills.
- Ability to make timely, sound recommendations to senior management while ensuring bank policies and procedures are met.
- Working knowledge of general business and industry trends, risk management, etc.

Actual salaries will vary based on several factors, including but not limited to external market data, internal equity, location, skill set, experience and other compensable factors.
Expected Pay - $57,300 - $113,400
