Assistant Project Manager’s Skills & Experience:
• Minimum of three of experience managing commercial construction projects or in a related position is required.
• Four-year Bachelor of Science degree in construction management or civil, mechanical, or electrical engineering is preferred.
• Experience assisting with and leading the management efforts of the following types of office, retail, hospitality, food services projects and related jobs:
o Commercial tenant improvement projects
o Commercial ground up projects
o Commercial projects in occupied spaces
o Projects valued between $2 million
• Experience assisting with and leading the management efforts of projects and a project team from the bid process, through job start and close-out.
• The skillset to lead larger and more complex projects independently and simultaneously.
• The ability to performing conceptual estimating and bidding with little to no assistance.
• The skillset to take over an in-progress project and efficiently, identify and resolve issues with little to no assistance.
• Must be capable of verifying layout per design drawings and have a clear understanding of details and finishes.
• Negotiates, writes, and executes owner contracts and subcontract agreements with oversight from the Senior Project Manager.
• Manage client change orders, submittals, and invoices.
• Manages job performance for financial success with oversight from the Senior Project Manager.
• Conducts permit process and maintains good standing with all jurisdiction agencies.
• Skillset and willingness to train and mentor Project Administrators and Project Engineers.
• Builds collaborative internal relationships with operations and non-operations departments.
Assistant Project Manager’s Technical Skills & Competencies:
• Possess a strong working knowledge of Pre-construction services especially conceptual estimating, forecasting, scheduling and design review.
• Aptitude to research and comprehend local markets and make productive business decisions based on changing conditions.
• Proficient in managing a project from beginning to end including sourcing potential business, estimating and close out.
• Skilled in creating and following CPM schedules with multiple scheduling software products.
• Deep knowledge of construction related contracts and the ability to understand them from the owner’s and GC perspectives.
• Intermediate comprehension of the insurance, bonding and risk management needs of construction projects.
• Aptitude to comprehend and support Jokake’s Safety Program as well as adhere to the applicable jurisdiction’s codes and laws.
• Skilled at utilizing project management software to manage and execute projects.
• Experience working with Bluebeam is preferred.
• Intermediate plus, knowledge of Microsoft Office Suite, including Microsoft Projects
