The Acquisitions Team is responsible for sourcing new investment opportunities, including both direct investments and joint venture partnerships, underwriting those opportunities, conducting due diligence, obtaining debt financing, grants and subsidies, and transaction management. This work involves significant collaboration with other teams at JRCo, including the Asset Management, Impact Management, Portfolio Management, Construction Management, and Finance and Accounting teams.
This position is considered entry level. A minimum of a bachelor’s degree is required, preferably in a quantitative field such as Finance, Real Estate, Economics, Math, or Engineering. Demonstrated interest in affordable housing, urbanism, sustainability, and/or impact investing is required.
The pay range for this position is $80-90k based upon factors including but not limited to related experience and time in the industry.
This position must demonstrate strong analytical abilities, quantitative problem-solving skills, excellent written and verbal communication skills, and familiarity with key investing concepts, with an emphasis placed on real estate finance, including:
- Intermediate to advanced skills in Excel modeling
- Investment underwriting and pro forma construction
- Returns analyses, including discounted cash flow and sensitivity analyses
In addition to financial modeling, this position will be expected to do the following:
- Market research and data analysis
- Sourcing new investment opportunities by contacting brokers and utilizing CoStar and other sourcing of market intelligence
- Supporting firm-wide initiatives and projects
Above all else, this position should demonstrate a willingness to learn rapidly and quickly tackle the variety of tasks necessary to invest in affordable housing:
- Understanding the complexities of HUD, LIHTC, and state subsidy programs
- Reviewing legal documents
- Conducting property due diligence
- Supporting project and process management
- Willingness to travel within domestic US for work for site visits
- Ability to work in office a minimum of three days per week
