TECH II General Summary:
Resolve minor mechanical or aesthetic issues such as changing light bulbs and picking up and removing refuse, perform general building preventative maintenance, maintain environmental condition, keep accurate levels of inventory related to the building mechanical systems, know and perform individual emergency procedures and duties as dictated by the site emergency procedure manual, serve as a resource and collaborate with both internal and external customers by obtaining and sharing knowledge and information and coordinating actions and decisions with other departments.
The following are general characteristics of the job, although duties may vary.
Essential Job Functions:
1. Resolve minor mechanical or aesthetic issues such as changing light bulbs and picking up and removing refuse to ensure the property is optimally functional, presentable and safe.
a. Change light bulbs, service flush valves, clean mechanical rooms, and plunge toilets and perform minor HVAC maintenance.
b. Clean up vacant space.
c. Remove debris from the building and grounds.
d. Paint and/or wallpaper assigned areas and perform minor repairs to applicable areas.
e. Perform minor carpet repairs.
f. Demonstrate proficiency and respond appropriately to the building automation, security (including card access if applicable), fire, life, and safety systems.
2. Perform general building preventative maintenance to ensure equipment is safe and effective for use and down time with equipment meets or exceeds established specifications.
a. Perform preventative maintenance on:
i. HVAC
ii. Electrical
iii. Plumbing
iv. Lighting
v. Doors, locks, and hardware
vi. Wall treatments
3. Maintain environmental conditions of spaces to ensure that tenant and common spaces and environments are acceptable for optimum use.
a. Service and monitor the HVAC equipment.
b. Maintain operating logs recording temperatures, pressures, and chemical levels of heavy equipment such as chillers and boilers.

c. Provide assistance to the Property Manager to ensure that tenant improvements are accurate and report conditions that appear to not meet specifications.
4. Keep accurate levels of inventory related to the building mechanical systems to ensure optimum levels of inventory are on hand and readily accessible when needed.
a. Monitor levels of inventory.
b. Request desired levels of inventory and attain approvals.
c. Purchase parts and supplies from vendors.
d. Stock items when received.
e. Monitor and maintain tools.
5. Know and perform individual emergency procedures and duties as dictated by the site emergency procedure manual and the safety manual to ensure that individuals’ actions promote the safety and security of the employees, occupants and structure and correct actions are demonstrated in test situations and actual emergencies.
a. Promptly respond to all emergency situations such as fire alarms and natural catastrophes.
b. Study and know the site-specific emergency manual(s).
c. Perform assigned duties as prescribed in safety manuals.
d. Respond to test situations accurately.
e. Assist tenant and emergency personnel in swift and careful evacuation when appropriate.
6. Serve as a resource and collaborate with both internal and external customers by obtaining and sharing knowledge and information and coordinating actions and decisions with other departments in order to enhance individual and customer abilities to achieve quality results.
a. Maintain sufficient technical and industry contacts and knowledge.
b. Assist and/or back up coworkers.
c. Participate in on-call after hours program.
d. Share information, technical knowledge and techniques with others.
e. Provide positive and constructive feedback to peers in other departments.
f. Participate in cross-functional and interdepartmental meetings/teams.
g. Assist outside contractors with major inspections.
Knowledge, Skills, and Abilities:
1. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. 2. One year certification from college or technical school, or three to five years related experience and/or training, or equivalent combination of education and experience.
3. Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

4. Ability to add, subtract, multiply, and divide in all units of measure, using whole number, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
5. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
6. Requirements very by geographic location. May include Boilers License.
7. Internal Contacts: Communicate and interact daily with Property Manager, Engineers, and Chief Engineer on day-to-day operational issues. Communicates daily with Receptionist/Administrative Assistant and/or Assistant Property Manager for maintenance call handling.
8. External Contacts: Communicates and interacts regularly with tenants and vendors to schedule maintenance and repairs.
