This is a position for a Property Manager for three smaller properties in the Multnomah and Washington Country areas consisting of two sub 60 unit buildings and one 9 unit building. The property manager will mainly work out of our corporate office and travel to the properties for tours and posting notices. The property manager will be responsible for touring, processing applications, processing renewals, approving invoices, communicating with residents, move out accounting, managing workflow with our maintenance teams, coordinating any capital projects with our first party and 3rd party vendors as well as all other aspects of property management. We are looking for someone who wants to grow with our company and take on more responsibility over time and reap the rewards the responsibility offers.
We are looking for a person with experience, but is also hungry for an opportunity. We appreciate a direct communication style and a person who can work efficiently and is willing to step up and tackle any tasks necessary with minimum supervision. We are a small office working hard to grow, so being willing to jump in and take care of anything needed is a huge bonus.
- Technology savvy a huge plus. Previous experience with AppFolio not mandatory but preferred.
- Manage all aspects of property operations, including leasing, maintenance, budgeting, and tenant relations.
- Ensure properties are maintained to high standards of cleanliness, safety, and appearance.
- Handle tenant inquiries, requests, and concerns in a timely and professional manner.
- Market and advertise, along with the leasing team vacant units to attract prospective tenants.
- Oversee prospective tenant screenings, rental applications, and execute lease agreements.
- Coordinate repairs, maintenance, and renovations as needed, and oversee vendor relationships.
- Develop and implement property budgets, monitor expenses, and ensure financial goals are met.
- Perform regular property inspections to identify and address maintenance issues and safety hazards.
- Enforce lease terms, rules, and regulations, and address lease violations as necessary.
- Maintain accurate records of property operations, financial transactions, and tenant communications.
- Stay up-to-date on local rental market trends, regulatory changes, and industry best practices.
- Collaborate with property owners, investors, and other stakeholders to achieve property objectives.
- Participate in meetings, training sessions, and professional development opportunities as required.
- Represent K5 Property Management in a positive and professional manner at all times.
Qualifications:
2 years previous property management experience with an emphasis on leasing.
. Microsoft 365, and AppFolio experience preferred.
· High school diploma or GED
· Attention to detail and organizational skills.
· Must own or have access to properly insured vehicle for use in business transportation needs; maintain a valid driver's license and insurance.
· Time management skills
· Ability to give directions, work independently and work well in a team environment.
· Available for after-hours calls.
· Knowledge of and adherence to local and federal landlord, tenant, and fair housing laws.
· Good written and verbal communication skills.
