Job Overview:
The candidate will be responsible for overseeing retail space design and construction projects from concept through to completion. This includes managing client relationships, developing design solutions, coordinating construction efforts, and ensuring the delivery of high-quality results. The candidate will work with various stakeholders, including clients, vendors, and internal teams, to ensure projects are completed on time, within budget, and meet K5 Company's standards.
- Client Management: Serve as the primary point of contact for clients throughout the project lifecycle, including conducting regular meetings and providing status updates.
- Site Analysis & Project Information Gathering: Collect and analyze site information, including building codes, zoning requirements, and as-built conditions.
- Design Recommendations: Collaborate with clients to understand their vision and provide design recommendations to meet their needs.
- Space Program & Planning: Sketch and define space program requirements, including adjacency analysis, site analysis, and building code assessment.
- Concept, Schematic Design & Design Intent Packages: Create schematic design packages, including site plans, floor plans, and interior/exterior elevations and all relevant details that communicate design intent clearly.
- Design Translation & Documentation: Translate prototypical designs into site-specific adaptations, generate pre-drawings from as-built information, and produce architectural drawings using Revit, BIM, and other design tools.
- Construction Management: Oversee the construction process, reviewing work at key milestones (30%, 60%, 90%, 100%) to ensure compliance with design intent and quality standards.
- Site Visits & Meetings: Travel to project sites to conduct on-site inspections, ensure compliance, and meet with vendors, partners, and clients to maintain project progression.
- Project Coordination: Plan and manage multiple projects simultaneously, working with internal teams and external vendors to align design intent, manage schedules, and ensure successful outcomes.
- Finish & Material Selection: Select finish schedules and materials that align with the overall design vision and support client objectives.
- Prototype & Concept Development: Lead the development of retail program prototypes and create new concept designs for non-standard retail spaces.
- Presentation & Client Communication: Prepare design presentations to communicate project concepts, timelines, and deliverables to clients effectively.
- Sustainability & Design Trends: Research and integrate sustainable design practices into projects, supporting K5's commitment to environmentally responsible design.
- Client Relationship: Identify additional services and that can benefit the client and K5 Company.
Qualifications
- Proven experience as a Project Manager in architectural design and construction management, preferably in retail space projects.
- Strong knowledge of architectural principles, building codes, zoning requirements, and construction processes.
- Ability to lead client meetings, gather project requirements, and translate them into actionable design plans.
- Proficiency in architectural drawing tools, including Revit and BIM, with a strong understanding of design software applications.
- Ability to generate detailed architectural drawings, design intent packages, and construction documentation.
- Experience with site analysis, adjacency analysis, and space planning.
- Strong communication skills with the ability to present ideas effectively to clients and stakeholders.
- Bachelor's degree in architecture, construction management, or a related field.
- Minimum of 5 years of experience in architectural design and project management, with a focus on retail or commercial spaces.
- Ability to conduct building code and zoning assessments, ensuring compliance throughout the project.
- Strong organizational skills with the ability to manage multiple projects and deadlines.
- Experience in conducting site visits, managing client relationships, and ensuring project adherence to design and construction standards.
