Primary Responsibilities:
Manages and maintains the Kaanapali Beach Resort as a world-class master planned destination resort. Manages all facets of the Kaanapali Beach Resort including common area landscaping, roadways and drainage and utilities, sidewalks, lighting and graphics systems, security, and transportation shuttle systems. Administers Design Review for all construction within the Kaanapali Beach Resort within the Kaanapali Operations Association Inc. area of operations. Enforces Lease and Deed Covenants Codes and Restrictions for the Kaanapali Beach Resort. Ensures competitive viability of the resort in the visitor industry.
Essential Functions:
- Supervises two management employees and 11 maintenance employees.
- Ensures compliance with KOA By-Laws and CC&Rs.
- Administers financial controls and preparation of the KOA annual budget for review and approval by the Board of Directors.
- Administers contractual services including architectural reviews, security services, transportation system services, and project management services for KOA projects.
- Enforces lease and deed administration and enforcement of Kaanapali Beach Resort Covenants Codes and Use Restrictions for the South Beach portion of the 1,200-acre master planned Kaanapali Beach Resort which comprises five hotels, five condominiums, two commercial shopping centers, residential homes, and two golf courses.
- Administers Architectural Design Review Approval through the Design Review Committee for all new construction and renovations of hotels, commercial centers, recreation facilities, and residential structures within the Kaanapali Beach Resort.
- Engages in government relations and testimony important to the Kaanapali Beach Resort and KOA member properties. Pursues measures beneficial to the Kaanapali Beach Resort.
- Pursues major projects such as Beach Restoration for the Kaanapali Beach Resort.
- Ensures the proper maintenance and repair of all roadways, walkways, lighting systems, drainage, landscaping, signage and graphics systems, and other infrastructure within KOA’s area of operations.
- Ensures Kaanapali Beach Resort maintains its position as a world-class master planned destination resort.
- Performs other related duties as required or assigned.
Working Conditions:
Works indoors in an office and also performs outdoor inspections of the Kaanapali Beach Resort properties and common areas daily.
Equipment Used:
Computer, calculator, copy machine, telephone, fax, and other office machines.
Work Hours:
Work hours/days of the week would be expected to fluctuate based on the needs of the business/organization. Available on-call for emergencies 24/7.

Minimum Qualification Requirements:
- Five years of management experience preferably in a major destination resort.
- Possesses human relations skills and understanding.
- Must have integrity and a good work ethic.
Education and Experience:
- Minimum of five years of executive management experience in the visitor and resort industry.
- College degree in business administration with travel industry emphasis or similar.
- Working knowledge of real estate law and legal aspects of the visitor industry.

Pay: $100,000.00 - $110,000.00 per year
