Job Summary
Kailas Companies is seeking a dedicated and experienced Leasing Manager to conduct a lease up at a new construction luxury property named The Jackson. The ideal candidate will work closely with the Property Manager to manage tenant relationships, ensuring compliance with Fair Housing regulations, and maximizing occupancy rates. This role requires a strong understanding of property management practices and excellent customer service skills to foster positive relationships with current and prospective tenants. Canidate must be able to work full time Monday- Friday 8:30am to 5:30pm and Saturdays 10am to 2pm. Weekends will be required till property is 95% occupied.

Main Duties:

  • Work with prospects who are interested in knowing more about our communities. Answer internet leads, complete follow-ups, schedule appointments and take prospects on a tour of the community.
  • Place ads and post to social media accounts weekly. Do outside marketing weekly.
  • Process leasing applications, put together lease paperwork, request security deposits and leaseholders to sign the lease.
  • Give great customer service to our residents, assist them with any needs they have such as going over their renewal, notice to vacate, early termination, adding a pet, wanting to transfer to another apartment home, answering questions about their account.
  • Work along side maintenance, walk apartments when they are ready to confirm everything looks great, monitor property needs, follow up with residents about work orders or any maintenance needs they have.
  • Create a great experience for residents upon move in.
  • Complete market surveys and other reports as needed.
  • Resident activities - planning, preparing and hosting.
  • Works alongside manager

Our ideal candidate is someone who has following:

  • Strong phone etiquette and communication skills for effective interaction with tenants and prospects.
  • One year or more experience in leasing or sales.
  • Knowledge of property management principles, including legal administrative tasks related to leasing.
  • Familiarity with Fair Housing regulations and compliance requirements in the housing industry.
  • Proficiency in customer relationship management techniques to enhance tenant interactions.
  • Sales acumen to effectively promote available units and close leases successfully.
  • Ability to navigate property management software such as Fortres for efficient record keeping and reporting.
  • Gracious, warm, and genuine nature.
  • Takes pride in their work.
  • Good record keeping skills.
  • Excellent sense of time management.
  • Confidence to learn/seeks out knowledge/strives for personal growth.

This position’s responsibilities include front line resident services, team interaction, fast-paced learning, and communicating in persuasive and difficult situations. Attention to detail is necessary.

Pay in hourly plus commission.

Job Type: Full-time

Pay: $17.00 - $18.00 per hour
