Position Description
The District Manager is responsible for the operations of numerous mobile home parks in their territory, including Park Management, managing and motivating a team of employees, determining the need and communication to HR for hiring, rehabbing or overseeing rehabbing of mobile homes, managing park expenses, inventory management of park owned home in all parks, meeting park budgets, following and enforcing company policy. The District Manager is expected to ensure properties are in line with the budgets and goals as set by the owners.
Duties and Responsibilities
- Coordinate the financial, operational, and administration functions of numerous properties.
- Proactively and collaboratively work to solve problems.
- Maintain excellent relationships with subcontractors, suppliers, coworkers and project stakeholders.
- Manage self-perform activities and track productivity milestones.
- Order materials and schedule inspections.
- Ensure all company employees, contractors and site personnel adhere to company safety policy.
- Maintain mission statement of Kaliber Management for all projects / properties.
- Monitor and understand the financial performance of the properties and discuss the performance of the properties and the district.
- Educate, train, and provide feedback to property-level employees in regard to Corporate policies, procedures, and philosophies, ensuring the highest standards in the property themselves.
- Monitor, maintain, and control the amount of rent charged on lots within the park according to plan/budget.
- Monitor, minimize, and report on delinquent resident payments.
- Monitor, decrease, and report the number of park-owned homes on properties throughout the park(s), district, and corporate sales initiatives.
- Monitor, minimize, control, and report on expenses related to water and sewer expenses within the community in regards to individual residents and lots.

- Responsible for coordinating numerous properties’ financial, operational, and administration functions.
- Work within the overall company system to conduct project and property management activities within the company’s and senior management’s guidelines and directives.
Qualifications
- Bachelor's degree in related field of Business Management or Hospitality
- Minimum of 4 years of progressive experience in property management; management of multi-site or portfolios.
- Communicate effectively with coworkers and project stakeholders.
- Self-Driven / Self-Motivated individual that does not have to wait for instruction.
- FLEXIBLE
- Physical Demands/Working Conditions -The position requires working in a physically demanding jobsite environment, frequently in an outdoor setting. Bending, stooping, kneeling, walking, and lifting is required - ability to lift 40 lbs.
- Driving required - must have a valid driver’s license for three or more years; proof of automobile liability insurance required when driving a personal vehicle.
