Job Summary Provides oversight and leadership for the management of Kamehameha Schoolsʻ (KS’) Hawaiʻi real estate portfolio (ʻĀina Pauahi), which is comprised of both commercial ground-leased and space-leased assets, residential properties, and extensive agriculture and conservation assets. Drives the application of culturally-rooted stewardship to harvest competitive portfolio returns that are aligned with KS’ short-, mid-, and long-term goals and objectives while cultivating prosperous ʻohana and communities the portfolio value and increases operating income. Provides a holistic perspective in leadership and influence over multiple business lines in achieving goals and deliverables, establishing the culture, clarity and discipline needed for staff to be motivated and successful in this environment. Essential Responsibilities Portfolio Asset Management Works with KS executive leadership and functional leaders across multiple business lines, to develop short and long-term ʻāina portfolio plans that advance mission outcomes and milestones and aligns with specific business line best-practices, standards, and policies. Supports optimal management of a diverse regional portfolio of agricultural, commercial, residential, and conservation land assets, seeking to maximize returns while controlling expenses and risk. Facilitates the development of asset and strategic resource plans to achieve optimal returns aligned to enterprise measures and targets. Guides implementation of strategic capital projects and land/resource initiatives. Periodically reviews and revises the portfolio strategy to ensure an appropriate risk adjusted rate of return is achieved for KS as a whole, and acts, both directly and through delegation to Asset Managers, as the owner’s representative and on behalf of the owner regarding all matters relating to assigned assets within the limits of authority. Supervise the management and monitoring of the potential risks (financial and non-financial) to the KS real estate portfolio in a prudent manner that minimizes risk to the organization, community & environment. Planning and Strategy Development As part of the ʻĀina Pauahi leadership team, periodically review and revise the portfolio plan and strategy for commercial, agriculture, timber and pasture assets. The portfolio plan should emphasize selection of markets, property types and operating strategies, opportunity and threat analysis, strategic positioning of assets, marketing and leasing strategies, capital structure, operating strategies, cash flow forecasting, return on investment analysis, valuation, investment, and sale timing (as appropriate) and performance metrics. Provides input to property-specific or area-specific redevelopment plans/asset plans, including capital deployment strategies, prioritization of development projects, capital plan and budget, identification of partnership opportunities, and performance metrics. Assists with portfolio-level and property level risk mitigation strategies to reduce volatility of returns. Leadership/Strategic Alignment Serves as a primary leader for all KS’ Hawaiʻi real estate efforts across the pae ʻāina, providing direction and support to both direct and indirect reports responsible for the assigned ʻāina portfolio Involved in the development and implementation of KS strategies across multiple business lines to ensure the alignment of all of KS’ ʻāina (commercial, residential, agriculture, & conservation), community and educational strategies to fulfill the organization’s mission and vision. Develops and implements strategies and tactics that break business silos, are responsive and flexible, develops people with broad capabilities, and includes balanced leadership that recognizes a variety of KS needs (organization, region, function and individual). Oversees a dynamic asset management team that is aligned and accountable to organizational strategies. Supports educational and professional development programs that advance KS as a high-performing Native Hawaiian organization. Promotes and models the use of ʻōlelo Hawaiʻi to advance KS’ mission. Considers Native Hawaiian knowledge, culture, and worldview to meet division goals and objectives. Supports short- and long-range system ʻāina educational planning efforts via facilitation of discussion, statistical and/or operational program analyses. Facilitates, supports, and develops educational business processes in collaboration with interdependent functions and KS-wide support units. Operations and Management Leads the divisional asset management operations to increase portfolio value and income through active management that increases occupancy, secures quality tenants, and reduces operating expenses to maximize financial performance of assets without sacrificing excellent customer service or property maintenance. Manages KS’ interest in the relationship with KS’ tenants and business partners including review, analysis, and recommendations to: Business plans and alterations; financial forecasts and results; execution strategies. Report and ensure tenant & partners activities are in alignment to applicable laws and fulfills any obligations under agreement. Leads the operational systems, processes, and policies in support of KS’ purpose related to reporting, information flow and management, process, and planning. Financial and Management Reporting Provides oversight to operations and project budget development and allocation. Helps to create and be accountable for complex financial models to be used by managers and directors for investment and long-range capital and program decision making. Oversees the preparation, maintenance, and reporting of operational and project budgets to achieve KS financial spend, revenue and NOI targets. Report on the monitoring, management, and mitigation of the potential risks (natural, infrastructure and human) and maintenance associated with the ʻāina portfolio in a prudent manner that minimizes risk to the organization, community & environment. Oversees the evaluation of data driven, research-based and integrated processes to guide recommendations and decision-making. Community Relations and Communications Works directly and regularly with KS executive leadership to serve as the voice for the communities in which they serve. Actively engages KS leadership on a broad range of issues and positions related to KS’ presence and activities on ʻāina across the State. Establishes clear channels of communication with CEO, Vice Presidents and with Communications staff and consultants. Cultivates strong community relationships with leadership in various sectors, including business and land management, education, conservation, government, Hawaiian and the general community. Develops, implements, and monitors communications strategies that build and enhance KS’ profile in the community. Develops and manages communications plans with Communications for key issues or projects. Serve as a primary point of contact for internal/external leadership and project sponsorship for KS activities in ʻāina related matters across regions. Change Management Manages, trains, and supports teams through unit or organizational change associated with specific initiatives and projects on ʻāina. Actively works with functional managers to ensure ʻāina team members have clear and consistent expectations and are supported in their efforts. Position Requirements Minimum Qualifications - An equivalent combination of education and experience may substitute for the requirements listed. Bachelorʻs degree in Business or Public Administration, Management, Engineering, Resource Management, Finance, Planning and Development, or closely related field Minimum of 5 years of senior management experience. Understand and have demonstrated proficiency with the full cycle of real estate management/investment activities, including feasibility analysis, development, acquisitions, financial structuring, marketing, property management, marketing and leasing, credit analysis, and divestment. Demonstrated proficiency with portfolio and asset planning functions. Demonstrated proficiency with pro-forma analysis and budgeting, including ability to develop investment strategy, financial reporting, cash flow forecasting, appraisal, and debt, equity, and lease structuring. Must be able to understand and support the importance of revitalizing and promoting Hawaiian cultural vibrancy in achieving KS’ mission and KS’ commitment to Hawaiian cultural vibrancy among its leadership, staff and learners system-wide. Demonstrated understanding of real estate economics, valuation, and budgeting approaches. Familiarity with governmental departments and regulations with regard to permits, zoning, building codes and archeological issues. Familiarity with trends, supply/demand, and issues affecting real estate. Strong relationship management and negotiation skills for sensitive, high-level collaboration in developing partnerships which support Kamehameha Schools’ vision and reflect the best in educational and business thinking and trends. Ability to foster strong team building ethic among professional staff. Comfortable working with senior management and Boards of Directors/Trustees. Strong customer service orientation. Strong interpersonal skills, including presentation, oral communication, and writing. Able to manage highly confidential information using ethical conduct and discretion at all times. Able to prioritize and manage multiple activities simultaneously, be able to meet deadlines, and to work independently with a high degree of accuracy. Basic knowledge of Hawaiian culture, history and/or language. Preferred Qualifications Advanced degree, such as a Master's degree in Business or Public Administration, Management, Engineering, Resource Management, Finance, or Planning and Development. Computer skills with State and County databases, JD Edwards, GIS, MRI, etc. General working knowledge of operations, processes, and policies of large institutional organizations. Physical Requirements Frequently sits, perform desk-based computer tasks and grasp light or fine manipulation, talk or hear. Occasionally stand and/or walk, write by hand, and lift and/or carry, push and/or pull objects that weigh up to 10 pounds. Rarely twist, bend, stoop, squat, kneel, crawl, climb, reach or work above shoulder, or grasp forcefully. Working Conditions This position may involve traveling to various locations, including neighbor islands to conduct business. Work is conducted in an office environment and may require work to be conducted in non-standard workplaces. Work is typically conducted Monday through Friday at normal business hours.
