Title: Property Manager
FLSA Status: Exempt
BRIEF DESCRIPTION:
The Kansas City Kansas Housing Authority is looking for dedicated and customer service driven team members to join our team as a Project Manager.
The Property Manager position will provide administrative and managerial services to the Director of Housing Operations. This is accomplished by implementing rules and regulations, providing counsel to tenants, and overseeing all day-to-day functions and operations of the property.
ESSENTIAL FUNCTIONS:

Manages tenants by serving as mediator for conflicts; resolving complaints; attending hearings regarding eviction process; conducting housekeeping inspections; and tracking management write ups in order to resolve breach/eviction notices.
Provides administrative services by ensuring compliance with all rules and regulations; creating documentation of breach of lease/evictions; preparing recertification; calculating recertification; investigating transfer requests for residents; and conducting background checks for potential additions to lease agreements; tracking rent charges.
JOB REQUIREMENTS:
- Supervise management staff and building volunteers.
- Maintain tenant’s records and documents related to tenant’s recertifications, transfer request and lease add on and enforcement.
- Ensure compliance with all State and Federal rules and regulations, including fair housing.
- Responsible for tracking Site Tenant Account Receivables (TAR).
- Perform or supervise the activities of housekeeping inspections quarterly site audits.
- Complete annual recertifications accurately and in a timely manner.
- Preparing and processing rent adjustments and transfer requests.
- Responsible for rent calculations.
- Manages tenant’s conflicts by serving as a mediator.
- Enforce all lease provisions and issue notices of material lease violations as required.
- Responsible for creating documentation of breach of lease/evictions.
- Attend hearings regarding eviction process.
- Complete weekly site reports.
Formal Education
Work requires knowledge necessary to understand basic operational, technical, or office processes. Level of knowledge equivalent to four years of high school or equivalency.
Experience
Over one year up to and including three years.
Supervision
Work requires the occasional direction of helpers, assistants, seasonal employees, interns, or temporary employees.
Certification &
Other Requirements: Valid Driver's License & LIHTC preferred.
