Position Summary
The Business Development Representative is responsible for expanding Kapi Residences' corporate housing client base within a specified sales territory while maintaining and enhancing relationships with existing clients. This role requires a strategic and consultative sales approach, fostering long-term partnerships to drive revenue growth. The incumbent will work in close collaboration with the Sales team under the supervision of the Chief Growth Officer of Kapi Residences.
Kapi Residences provides furnished apartments to students, young professionals, interns, universities and corporations across California. Our fully furnished apartments are ideal for students involved in undergraduate and graduate studies, study abroad programs, summer interns, and other young professionals who need fully furnished apartments.
Key Responsibilities
Client Acquisition and Development
- Identify and secure new clients through networking, cold calling, referrals, and participation in industry-related associations.
- Build and manage relationships with decision-makers, presenting tailored solutions to meet their needs.
- Develop a comprehensive prospect pipeline using the company’s CRM, tracking sales activity and providing regular progress reports to management.
Sales and Negotiation
- Lead the sales process from prospecting to contract closure, including presentations, negotiations, and follow-ups.
- Collaborate with internal resources to ensure seamless service delivery and customer satisfaction.
- Identify and recommend value-added services to gain a competitive edge and meet client expectations.
Client Retention and Revenue Growth
- Maintain and nurture relationships with existing clients, exploring opportunities to cross-sell and upsell additional services.
- Understand client initiatives and objectives to create customized solutions that maximize economic impact.
- Ensure client satisfaction through regular follow-ups and support after contract closure.
Market and Industry Insights
- Stay updated on industry trends and local market developments, providing insights and recommendations to management.
- Leverage market knowledge to identify opportunities for service expansion and differentiation.
Collaboration and Reporting
- Actively participate in sales meetings, sharing best practices and market insights with the team.
- Develop and manage strategic referral programs and partnerships with property management companies and local apartment communities.
- Use data analytics to forecast revenue growth and refine sales strategies.
Operational Excellence
- Effectively manage multiple sales cycles and client portfolios simultaneously.
- Maintain accurate and up-to-date records of all sales activities in CRM systems.
- Comply with company policies, procedures, and established compliance standards.
Qualifications and Requirements
Education and Experience
- Bachelor’s degree preferred but not required.
- At least 3 years of direct selling experience is essential, with a preference for experience in services sales.
- Hospitality or corporate housing industry experience is strongly preferred.
- Proven success in business development, including cold calling and securing large client accounts.
Skills and Competencies

- Reliable transportation for daily travel within the sales territory (mileage reimbursed).
- Willingness to travel as required for business meetings and conferences.
Compensation and Benefits
- Base Salary: $57,000 – $63,000 annually.
- Commission: Uncapped monthly commissions (dependent on the book of business and market conditions).
