We are seeking an experienced and detail-oriented Pre-Construction Manager to join our dynamic team. This role is pivotal in ensuring that our projects are set up for success from the start, combining expertise in estimating with strong client interaction and project planning skills. The ideal candidate will have a strong background in construction estimating, a passion for the remodeling industry, and the ability to thrive in a fast-paced environment.

Key Responsibilities:

• Prepare detailed and accurate estimates for residential remodeling and addition projects using Bluebeam, PlanSwift, or similar software.
• Review and analyze project plans, specifications, and blueprints to determine project scope and costs.
• Conduct site visits to gather necessary information and validate project details.
• Collaborate closely with clients during the pre-construction phase to understand their needs, answer questions, and provide guidance on project feasibility and budget.
• Develop and present comprehensive bid proposals, cost summaries, and project scopes to clients.
• Negotiate pricing and contracts with vendors, subcontractors, and trade partners.
• Participate in pre-construction meetings to clarify project scope, budget, and timelines with clients and internal teams.
• Oversee the transition from pre-construction to active construction, ensuring all details are accurately communicated to the project management team.
• Maintain a database of historical cost data, production rates, and pricing trends for future reference.
• Evaluate subcontractor bids for accuracy, completeness, and alignment with project goals.
• Assist in value engineering by proposing cost-effective alternatives without compromising quality.

Qualifications:

• Minimum of 5 years of experience in construction estimating or pre-construction management.
• Strong knowledge of cost control principles within the construction industry.
• Proficiency in using estimating software like Bluebeam; experience with additional tools such as PlanSwift is a plus.
• Excellent client communication and presentation skills, with a focus on building trust and maintaining relationships.
• Ability to read and interpret architectural drawings, blueprints, and technical documents.
• Strong organizational skills with the ability to manage multiple pre-construction projects simultaneously.
• Familiarity with local building codes, regulations, and industry best practices.
• Experience in negotiating and securing competitive pricing from vendors and subcontractors.
