FunctionResponsible for performing a wide variety of maintenance functions for the Main Campus and all other Education Centers and College locations. Functions will include HVAC, Electrical, Carpentry, Plumbing, Boiler operations, and other maintenance of the College facilities, including execution of maintenance software and preventive maintenance plan, and interacting with outside contractors.

Organizational RelationshipThis position reports to the Executive Director of Grounds & Maintenance, who reports to the President of the College.

Qualifications for the Position

:

Position requires HVAC or Electrical certificatealong with a minimum of 5 years of commercial facilities maintenance experience and strong knowledge of the above-listed functions. Also, it requires a valid driver’s license and ability to operate Trucks, Fork Truck, Scissor lift, Articulating Boom lift along with strong communication, teamwork, and problem-solving skills. Candidate must also have initiative and be self-driven to complete responsibilities in a timely manner.

Previous experience in college or university maintenance and college coursework in a related area preferred. Associates degree in HVAC or Electrical field. OSHA 10 certificate

Essential Functions:· Assists with other maintenance, custodial, and grounds staff members.

· Assists in continued development and execution of maintenance software tracking.

· Performs seasonal maintenance concerning start-up and shut-down of equipment as required;

· Performs maintenance on all College facilities, as well as various types of appliances, equipment, accessories, and furniture.

· Ensure proper housekeeping functions during maintenance activities in order to maintain a clean and safe working environment;

· Ensure proper housekeeping functions in all mechanical and electrical rooms in order to provide a hazard-free environment for all Campus;

· Performs basic repairs and understanding of all installed electrical, mechanical and plumbing systems;

· Performs framing, dry walling, door hanging, and other carpentry functions;

· Repairs, maintains, tests, and adjusts equipment including, but not limited to, boilers, water heaters, air handlers, air coolers, pumps, water coolers, furnaces, refrigeration equipment, ventilation equipment.

· Ensure that work is completed in a timely manner, according to departmental needs.

· Performs basic masonry functions and ability to paint and drywall surfaces as necessary;

· Maintain and repair mowing and custodial equipment, as well as vehicle maintenance;

· Comply with all safety rules, policies, and procedures that are written, stated, or implied;

· Assists in providing orientation and familiarization training to newly assigned personnel;

· Orders supplies and materials through the Executive Director of Grounds & Maintenance;

· Communicates all maintenance issues to the Executive Director of Grounds & Maintenance through the maintenance tracking system;

· Report all missing and damaged equipment, tools, and other capital items;

· Maintain commercial roof systems and building exteriors;

· Performs furniture relocation, room setups & events as needed.

· Performs snow removal and emergency activities.

· And all other duties as signed.

Supervisory ResponsibilityPosition may supervise student workers and interns assigned to the department.

Supervisory Controls

This position is expected to work independently with a minimum amount of supervision. Guidance is available from the Executive Director of Grounds & Maintenance when needed.

Guidelines

This position requires strict adherence to all personal protective policies and procedures that are taught in Bloodborne Pathogen Training, MSDS (Material Safety Data Sheet) Training, and required by the operation of various equipment. Position is also required to comply with all local, State, and federal laws, as well as the policies and procedures of the College.

This position requires interaction with various facets of the campus community. There will be frequent contact with students, faculty, staff, contractors and the public.

Physical Demands and Work Environment

Duties are performed indoors and outdoors and primarily during mornings and afternoons. Rotational weekend coverage is required, Heavy lifting is required in handling some of the equipment (up to 80 pounds), along with tools and equipment common to the commercial facilities maintenance trade. Ability to work for prolonged periods of time on ladders to perform necessary maintenance task. There is limited exposure to hazardous materials and chemicals.

Job Type: Full-time

Pay: From $30.17 per hour

Expected hours: 40 – 45 per week
