Job Title: Leasing Agent (LA)
Summary: This is a part time (15-30 hrs/week) position that markets vacancies, qualifies leads, conducts showings, and signs leases for both residential and commercial units by using excellent communication, positive attitude and general awesomeness. Sporadic evening and weekend availability required for showings, largely able to self-schedule all work with high degree of flexibility.

Compensation: $23-$31/hr based on experience and awesomeness. Can rise above $31 in future years with good performance. All KPM employees use their own vehicles with mileage compensated below federal rates. Paid wage time begins after each employee’s initial commute from their home to a KPM site and ends when they depart their final KPM site for home.
Benefits: Full & part time employees may elect to receive vision and dental insurance coverage. All employees receive workers comp insurance.
Bonuses & Retirement: KPM may offer sporadic bonuses when acquiring new large properties to manage. KPM may offer ownership equity in buildings acquired by Holman Homes. There is currently no company retirement plan, but all employees have access to the Maine State MERIT retirement program.
Location: Position is about half remote work and half in person for showings with frequent weekly/daily travel in Southern and Midcoast Maine- particularly Brunswick, Bath and Topsham. Weekly meetings in the Brunswick area. Employees are responsible for their own transportation, computer, and related travel, phone, internet and telecommuting expenses.
Hours: Approximately 15-30 hours per week, as needed. If the LA demonstrates consistent awesomeness, this position can grow to full time. KPM is currently hiring for several part time positions. Two of these part time positions could be combined into a full time position for an interested candidate with a strong skill set across multiple domains.
Vacation and Sick time: Take what you need while still achieving goals and fulfilling duties on an annual basis. Work with teammates to have duties covered, as needed. Employees accrue paid time off each month at a rate of 1 hour PTO for every 40 hours worked.
Requirements
- High degree of personal responsibility, integrity, honesty, work ethic, and friendly attitude.
- Basic photography, marketing, computer, email and database skills.
- Candidate must be a dedicated learner who can acquire new skills quickly.
- We love highly educated people but good people come from all walks of life.
- Bonus: Skills in social media marketing, web design, content creation and management are a plus but not required.

Job Description
Description: The leasing agent markets vacancies, qualifies leads, conducts showings, and signs leases for both residential and commercial units by using excellent communication, positive attitude, friendly sales skills and general awesomeness. The role allows a great deal of flexibility to self-schedule work around family, life etc. but occasionally requires attention to urgent matters outside of normal office hours.
Duties:
1. Coordinate with property managers to market upcoming vacancies on multiple platforms 3-6 weeks in advance of tenant departure and unit availability.
2. Respond to all inquiries and guest cards meriting a response the day they are received by phone and email.
3. Conduct brief phone screening calls with qualified leads and good candidates.
4. Schedule and conduct showings of vacant units.
5. Offer leases and guide applicants through the leasing process in Appfolio.
- Learn and understand the Fair Housing laws and always abide by them.
- Report hours worked (by property/project) in Clockify each day with separate entries for work performed at different properties
- Learn Appfolio, Clockify, MileIQ, and any other software needed to be a badass leasing agent.
- The LA works closely with other KPM employees and its sister-companies Holman Homes (real estate investing) and Holman Group (RE/MAX brokerage).
- The LA should attend the weekly Holman Homes-Katahdin Property Management team meetings in Brunswick, ideally in person.
