JOB SUMMARY: The Land Analyst position is responsible for conducting on-site visits as needed for research, providing analysis, and will manage land data for the purposes of maximizing the profit of existing and proposed land assets and identifying new land acquisition opportunities that align with Market Strategy and Business Plan goals. Assists with preparation of land packages.

Essential Duties And Responsibilities
Land Opportunities Assessment/Site Visits:
- Conduct preliminary site visit and analysis for feasibility.
- Assist Land Team to identify and analyze competitor locations, product offerings, price points, and acquisition costs.
- Provide recommendations after analyzing the data and visiting the site.
- Update all competitor information into GIS mapping system.
- Assist the Land Acquisition team in the preparation of financial proformas to determine the viability of proposed land acquisitions.
- Create reports from Market Research Software (Marketsight, Bholke, Metrostudy) and other data sources to define competitors.
- Research and analyze consumer preferences for product.
- Post acquisition – maintain financial proformas to assess ways to enhance performance of existing communities and to report actual performance
- With the guidance of Land Acquisition leadership, prepare detailed Land Packages with relevant support data for submittal to Corporate Land Committee to seek approval of real estate transactions.
- Prepare forms necessary to transact wires for said acquisitions.
- Utilize Land Vision software, RHONDA software, Google Earth, and other sources to research and identify potential land acquisition opportunities that align with Market Strategy and Business Plan goals.
- Routinely perform residual analyses to determine appropriate offer prices for targeted land opportunities.
- Maintain a tracking log and land search map of viable tracts as well as a log of comparable transactions in surrounding areas.
- Prepare documentation to support FTC compliance (long form and short form disclosures)., Market Strategy Report, Other duties as needed
Education:
- Bachelor’s Degree required. Preferred major in Geospatial Mapping (GIS) Business, Construction Management, Engineering, Planning, and/or Finance within the real estate or homebuilding discipline.
- 1-3 years of land acquisition transactional experience in residential or commercial real estate. Homebuilding experience preferred.
- Knowledge of GIS (Geospatial Information Systems) and or “Land-related” databases
- Action oriented, with the drive to push projects to successful closure
- Strong ability to work within a team setting, inclusive of other’s ideas
- Strong verbal and written communication, with the ability to take complex concepts and communicate succinctly and accurately
- Strong organizational skills; able to handle multiple deadlines and create functional systems for handling data
- Must be proficient in Microsoft Suite (at least intermediate level). Advanced Excel Skills required
- Strong technical and analytical skills
- Market analysis experience a plus
- Metrostudy software experience a plus
- Ability to drive vehicle in Atlanta Metro area and valid driver’s license.
