About the Role
KBC is seeking a dynamic and experienced On-Site Manager to oversee the day-to-day operations of Uptown at Lake Oswego. This performance-based, flexible position involves managing tenant relations, property maintenance, leasing, and ensuring compliance with all Fair Housing Laws. The role is critical to maintaining the high standards and operational efficiency of the property.
Key Responsibilities
Leasing & Tenant Relations
- Market available units to prospective tenants, respond promptly to inquiries, and ensure adherence to Fair Housing Laws.
- Review and follow up on rental applications, ensuring proper screening and compliance with rental criteria.
- Prepare, review, and execute lease agreements and addendums.
- Serve tenant notices, including 24-hour notices of entry and non-payment notices, in compliance with legal and company guidelines.
Property Maintenance
- Inspect apartments upon tenant move-out, complete turnover inspection forms, and document any required repairs or cleaning.
- Oversee the rekeying of locks and ensure the property’s security measures are maintained.
- Perform minor repairs (e.g., installing smoke detectors, replacing batteries, fixing toilet seats) and ensure timely responses to emergencies, including lockouts and plumbing issues.
Operational Oversight
- Maintain accurate time records for hours worked and activities performed using KBC-provided forms.
- Supervise and assist with vendor access, ensuring secure storage and proper use of building keys.
- Monitor snow and ice removal as needed, ensuring safety measures are in place.
- Conduct six-month smoke detector walkthroughs and accompany supervisors during inspections.
Emergency Preparedness
- Learn and respond to property emergency shut-off locations, fire alarms, and other critical incidents.
- Familiarize yourself with KBC’s Emergency Manual and follow established procedures during emergencies.
General Duties
- Maintain professionalism and excellent communication with tenants, vendors, and supervisors.
- Perform additional duties as assigned by the supervisor to support the property’s overall operation.
Qualifications
- Minimum of 2 years of experience managing multifamily properties of 75 units.
- Knowledge of Fair Housing Laws and property management best practices.
- Strong organizational and time-management skills, with attention to detail.
- Excellent communication and customer service skills.
- Ability to perform minor repairs and manage emergency situations effectively.
- Proficiency with property management software (e.g., AppFolio) and basic office technology.
Compensation and Benefits
- Monthly compensation of $3,000 - $3,500 (based on experience).
- Optional rent credit, applied as part of the compensation package (non-tax-deductible).
- Access to a leasing office for work; flexible scheduling with performance-based expectations.

Expected hours: 20 – 40 per week
