Responsibilities
- Acquisitions (50%): Perform financial modeling (NOI, IRR, DCF, capital stack) for multifamily deals; coordinate due diligence, validate data, and review third-party reports; track deal pipeline and lender terms; compile market comps and ensure contract deadlines are met.
- Asset Management (50%): Analyze property financials, identify revenue/expense variances; maintain rent rolls and lease terms; research pricing strategies; support NOI growth initiatives; prepare financial summaries (no investor interaction); track development and capital projects against plans.
- Collaborate with the Director of Investments, ownership, and general manager to execute business strategies.
- 3–5 years of experience in real estate investment, banking, or mortgage underwriting.
- Bachelor’s in Finance, Real Estate, or related field preferred (not required with proven skills).
- Advanced Excel skills (financial modeling, IRR, DCF); familiarity with Power BI or Tableau a plus.
- Understanding of loan terms, financing ratios, and purchase agreements.
- Highly organized, detail-oriented, and able to manage multiple projects with tight deadlines.
- Willingness to learn affordable housing finance (LIHTC) if not already experienced.
- Comfort with a dynamic, Excel-driven environment transitioning to new tools.
