Property Manager
JOB TITLE: Property Manager
STATUS: Full Time
FLSA: Exempt
REPORTS TO: Senior Property Manager (Santa Rosa), Director of Property Management (Larkspur)
LOCATION: Santa Rosa
HOURS:
This is an exempt position. The incumbent is expected to work normal business hours but must be flexible and available to occasionally work early mornings, evenings or weekends to meet the needs of properties.
SUMMARY:
Responsible for the overall management of day-to-day operations of a muti-property, growing commercial portfolio. The Property Manager is a business leader who will manage operations, leasing activities, financial reporting and communications for their assigned commercial property.
ESSENTIAL DUTIES:
1. Preparation, review, implementation of the operating capital budgets
2. Preparation and review of the CAM reconciliations
3. Tenant Relations- creating great customer experience with each tenant
4. Vendor Management- includes generating detailed vendor specs to obtain competitive bids as require.
5. Site Maintenance- includes regular scheduled on-site inspections of maintenance, safety hazards, tenant issues, landscape needs, curb appeal, signage, etc.
6. Monitor collection of tenant receivables (rent, CAM, and other charges)
7. Ensure timely and accurate reporting and prepare all general correspondence issues
8. Evaluate service contract requirements; prepare specs bid, negotiate and manage vendor contracts
9. Coordinate tenant move-ins and or move outs
10. Develop tenant retention plans
11. Maintain property files on assigned properties
12. Review and approve payables on assigned sites with the ability to code invoices when needed
13. Work on special projects as assigned
14. Meets the attendance guidelines of the job and adheres to company policies and procedures.
15. Attends all required meetings and training.
16. Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES:
The incumbent has no supervisory responsibility.
QUALIFICATIONS:
1. Minimum of three years experience in managing commercial property
2. Active CA Real Estate License, REQUIRED
3. Proficient in MS Word, Excel, Outlook
4. Proficiency in Yardi highly desired
5. Ability to read and interpret legal, leasing, title and financial reports and documents.
6. Strong ability to properly communicate with tenants, consultants, contractors, regulatory agencies, the general public and members of the business community.
7. Self-started, ability to expedite work with minimal supervision in a busy office. Highly organized, detail oriented and strong ability to prioritize.
8. Effective problem solver
9. Strong written and verbal communication skills
PHYSICAL REQUIREMENTS AND WORKING ENVIRONMENT:
1. Must be able sit and/or stand for long periods of time
2. Must be flexible to meet property owners off site
3. Must be able to climb a flight of stairs, crouch down, and walk for short periods of time
4. Must be able to lift at least 20pounds
5. Must be able to work in an office setting
EDUCATON/CERTIFICATIONS:
1. Active CA Real Estate License REQUIRED
2. High School/GED
Job Type: Full-time
Pay: $58,000.00 - $78,000.00 per year
