Pre-Construction Manager/Director
Keel Custom Homes is seeking a detail-oriented and strategic Pre-Construction Manager/Director to lead our pre-construction efforts. This role is essential to ensuring our clients' dream homes are brought to life with precision, efficiency, and excellence.
Key Responsibilities:
- Prepare accurate job cost budgets and generate purchase orders for construction projects.
- Collaborate with trade partners to review, qualify, and hire, ensuring competitive pricing, terms, and rebates from vendors and manufacturers.
- Solicit bids and secure labor and materials needed to meet construction schedules.
- Assist superintendents and the operations manager by providing consistent, accurate information to support the team.
- Maintain and monitor job cost variances, reduce costs where possible, and ensure accuracy in all estimates.
- Keep up-to-date records for all trade partners, including pricing, scopes of work, and compliance documentation.
- Price non-standard options for sales teams and process customer change orders quickly and accurately.
- Act as a key liaison between clients, design teams, and construction teams to ensure a seamless start to projects.
Qualifications:
- Proven experience in estimating, pre-construction management, or a related role, preferably in the custom homebuilding industry.
- Strong organizational, analytical, and problem-solving skills.
- Excellent communication and client management abilities.
- Familiarity with construction practices, materials, and building codes.
- Bachelor's degree in construction management, engineering, or a related field is preferred.
