Position Summary:
Leads planning of a construction project before the building begins. Estimates costs of construction, as well as participating in design decisions, evaluations, studies, value engineering and analysis, scheduling, constructability reviews, and more. May also negotiate for project construction services.
Job Duties:
- Manage in collaboration with the Vice President of Estimating the successful completion of assigned preconstruction projects.
- Lead for project financials, risk management, and client relations.
- Manage financials, risk management, and client relations of assigned projects during preconstruction to issuing subcontracts.
- Job site visits to review existing conditions.
- Establish and maintain positive and effective relationships and communication with clients, Construction Manager, project team, consultants/architect/engineers, subcontractors, adjacent community, trade unions, governmental agencies.
- Review all project documents, for completeness and accuracy.
- Develop bid scope for trade packages and vet subcontractors to ensure compliance with bid scope.
- Write and ensure execution of all subcontracts and purchase orders.
- Manage project buy-out and formalizing subcontractors.
- Prepare take-off and budgets in collaboration with Project Estimators.
- Develop preconstruction schedule and monitor progress.
- Use project management and scheduling software consistently and accurately.
- Managed billings and cost procedures during preconstruction.
- Develop construction schedule with input from field.
- Plan site coordination with input from field team.
- Conduct team meetings, owner/architect meetings, and budget reviews.\
- Present job cost, scheduling updates, and budget updates at regular intervals.
- Promote and support career development of Project Managers, Assistant Project Managers, and Project Engineers.
- Attending company and industry events including meetings, training, workshops, etc.
- Other related duties as assigned or needed.
Minimum Requirements:
- 10 years of Business Operations experience in a general contracting or similar industry
- Bachelor’s degree required
- Must be analytical with strong computer skills\
- Must possess strong/excellent communication skills
- Proven history of results in general construction contracting
- Must be able to travel as needed
- Can present, conduct, and converse with owners and decision makers
- Work closely with the Business Development Director
- Work closely with Vice President of Marketing and the Chief Financial Officer
Physical Demands:
Working at a computer for extended periods of time. Standing, bending, squatting, lifting, sitting.
