Summary :
The Maintenance Supervisor is responsible assisting the Director of Environmental Services in overseeing maintenance staff. Ensures the building is maintained in clean, like new condition through the completion of repairs, renovations, and restorative projects on both a scheduled and on an as-needed basis.
Duties and Responsibilities :
Assists with monitoring and adjusting staffing levels, cleaning schedules, and supply inventories to ensure the community meets labor cost, supply cost, and the department’s service and quality goals.Establishes daily assignments and ensures tools, supplies / materials, equipment required to complete work are available.Arranges and prioritizes the order of assignments so that work is carried out in the most efficient manner.Performs repair, renovation, and restorative work to the buildings, grounds, equipment, and systems.Assigns and assists with general cleaning of building, and grounds including but not limited to, sweeping, hard surface flooring and carpet care, upholstery, wall and window washing, trash removal, etc.Ensures required readings are taken and recorded, including but not limited to, air temperature, energy consumption, and water temperature / pressure.Performs scheduled maintenance checks of buildings, grounds, and facilities. May assist inspectors and contractors in testing, inspection, or repair of equipment and facilities.Responds to emergency situations and carries out assigned role.Maintains tools, equipment, and work spaces.Orders and maintains adequate stock of supplies and equipment as authorized by the Director of Environmental Services.Qualifications / Knowledge / Skills :
3-5 years in a similar positionHigh school diploma or equivalent vocational training is preferred.Ability to perform minor repairs and restorative / renovation workGeneral knowledge of mechanical systems and proper use of equipment.Certification and / or licenses in trades is preferred.Must be able to read and write English, and follow verbal and written instructions.Ability to work flexible hours including weekends and evenings.Must have a valid drivers’ license and a track record of safely operating motor vehiclesAbility to work effectively within a team based environment.Strong time management and organizational skills.Physical Requirements :
Requires ability to stand and walk short distances for extended periods of time.Stoops for and bends at the knees, twisting from side to side at the waist.Must be able to lift 40-50 lbs.Must be able to push 200 lbs. on a cart with castersRequires reaching above, below and at shoulder level.
