Job Summary:
The Leasing Agent is responsible for leasing residential homes and apartments managed by Kentuckiana Property Management. This individual will provide excellent customer service to prospective and current residents, conduct property tours, process lease applications, and support the company’s mission of providing quality living spaces and exceptional customer service. The Leasing Agent will play a critical role in helping the company meet its leasing goals and maintaining high occupancy rates across the portfolio.
Key Responsibilities:
Leasing and Sales
- Conduct property tours with prospective tenants, showcasing homes and apartments to highlight features and benefits.
- Address inquiries from prospective tenants promptly and professionally, providing accurate and detailed information.
- Process rental applications, including background checks, income verification, and other leasing requirements.
- Maintain knowledge of current market conditions and competitor properties to adjust leasing strategies as needed.
Customer Service
- Build positive relationships with current and prospective residents, fostering a sense of community and connection.
- Respond to resident inquiries, complaints, and maintenance requests promptly, escalating issues as necessary to ensure resident satisfaction.
- Assist residents with lease renewals, move-ins, and move-out processes to ensure a smooth transition.
Administrative Duties
- Accurately record and maintain lease agreements, applications, and other leasing documentation.
- Prepare leasing activity and occupancy reports for management review.
- Follow up on unpaid applications, security deposits, and lease documentation to complete leasing files.
Marketing and Outreach
- Collaborate with the marketing team to develop strategies for promoting available units through various advertising channels, including online listings and social media.
- Host open houses and other events to attract prospective residents and increase leasing interest.
- Network with local businesses, real estate agents, and community organizations to increase awareness and drive leasing traffic.
Requirements:
- High school diploma or equivalent; an associate degree or relevant certification is a plus.
- Proven experience in leasing, property management, or real estate sales.
- Excellent communication and interpersonal skills, with the ability to build rapport with clients and residents.
- Strong organizational skills and attention to detail, especially in handling paperwork and digital records.
- Basic understanding of property management laws, leasing regulations, and fair housing laws.
- Proficiency in property management software (e.g., Yardi, AppFolio) and Microsoft Office Suite.
- Ability to work flexible hours, including some weekends, to accommodate prospective residents.
Preferred Qualifications:
- Previous experience leasing residential homes and/or apartments.
- Knowledge of the Kentucky and Indiana rental market.
- Active real estate license (if applicable).
