Maintenance Lead
Responsible for all property maintenance including necessary repairs and preventative maintenance. Responsible for the supervision, training and development of all maintenance technicians and grounds keeping staff members in order to assure that they complete their assigned tasks in a safe, legal and timely manner.
Duties and Responsibilities:
- Efficient and effective scheduling of subordinates, assuring that work orders and unit make ready units are completed correctly and in a timely manner.
- Supervise all outside contractors and vendors. Procure all bids and proposals.
- Keep accurate inventory of all maintenance, pool and cleaning supplies and reorder as needed from approved vendors
- Keep record of all chemicals and their antidotes in an obvious or conspicuous place.
- Possess working knowledge of OSHA and Labor and Industries safety rules and regulations pertaining to property management and abide by same.
- Keep accurate records regarding preventative maintenance, apartment refurbishing, annual inspections and assure that the above tasks are completed in a timely manner.
- Assist Community Manager whenever or wherever possible including, but not limited to, annual apartment inspections, check-ins and check-outs, checking all grounds and common areas.
- Make sure that all scheduled maintenance on equipment, tools, appliances or other, based on the manufacturers recommendations are performed.
- Have a working knowledge of all maintenance and grounds keeping positions and assist or fill in whenever required or necessary.
- Possess knowledge of water and gas meter cut-offs, all apartment fixture cut-offs, sewer clean-outs and conspicuous posting of a map of same.
- Make sure storage area entrances are locked and have adequate lighting.
- Immediately report safety or health hazards to Community Manager. Train all subordinates in safety awareness to limit property loss and damage or injury to residents and guests.
- Perform regular inspections of all units, buildings and common areas and see that repairs, gardening, clean up are done and all outside lights in hallways and common areas are replaced.
- Operate maintenance department within budgeted guidelines established for the property. Identify deferred maintenance, major repairs and capital improvement work that will improve the property performance. Assist Community Manager in preparation of annual budget.
- Conduct on-going training and evaluations of subordinates.
- Maintain strict confidentiality of all company, property and resident matters.

Maintenance Lead

Education & Experience
Tenure with the company for at least one year as a maintenance technician; or two years previous supervisory experience with another property management company, and must have High school diploma or general education degree (GED). Must successfully pass a maintenance test designed by the company with a score of 70% or higher.

- Must be able to live on property if required.
- Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings and holidays.

- Moderate. Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Needs ability to think rationally beyond a specific set of instructions.
