ASSET MANAGEMENT ANALYST
Reports to: Asset Manager
This wide-ranging role will allow for exposure across a vertically integrated real estate company. The position will provide analytical and modelling support across the organization at the direction of Asset Manager. The success of this goal requires working with stakeholders across the organization—principals, controller, development teams, and property management teams.
ESSENTIAL DUTIES
Asset Management
- Oversight of the operating results, including financial review, of the properties as well as oversight of the property management company’s overall performance.
- Assist with financial analysis for Monthly and Quarterly financial review to assess financial performance and compare to budgeted performance.
- Identifying areas for improvement at the asset-level and portfolio-level.
- Lead comparative analysis across operating assets to help set financial benchmarks.
- Maintain, update and “roll forward” Corporate Model to project asset-level and portfolio-level returns.
- Work with regional maintenance supervisor, property owners, and 3rd party consultants to determine multi-year capital expenditure needs for all assets.
- Ensure that properties meet documentation needs for various stakeholders.
- Participate in the budget process to forecast property revenues (market rent, loss/gain to lease, concessions, etc.) as well as ancillary income items.
- Assist with development and maintenance of KPI dashboards for operations.
- Assist with overall project management for value-add renovation projects.
- Become a Superuser for RealPage Property Management Software to assisting with strategic initiatives and developing overall tech stack.
Investor Relations
- Prepare quarterly, semi-annual, and annual updates for distribution to investors.
- Assist in K-1 Distribution.
- Update contact information as needed for LPs via Key’s Investor Portal hosted by InvestorFlow.
Market Research
- Understand individual market conditions plus the pricing and conditions of comparable properties in order to form our pricing strategy.
- Utillize CoStar, Yardi Marix, Internet Research, and Phone Shopping to update Market Surveys as needed.
- Oversight of comparative market surveys as completed by on-site Property Management staff.
Revenue Management
- Manage Daily Pricing Decisions via RealPage AI Revenue Management at all assets.
- Manage lease expiration curves at the property and unit-type level.
- Assist with Renewal pricing decisions
- Visit properties as necessary to determine initial amenity pricing adjustments.
- Develop, execute, analyze and measure pricing strategies by property and region.
- Assist Property Managers in finding opportunities to increase ancillary income.
- Prepare monthly Bad Debt reports for analysis and action plans.
Debt Financings
- Coordinate with debt brokers to facilitate financing and re-financing transactions
Acquisitions
- Assist with all acquisition and disposition due diligence efforts including coordination of onsite due diligence, etc.

- Strong interest in real estate
- Willingness to ask questions, challenge assumptions, and “peel back the onion”
- Superior quantitative reasoning, data analysis, and modeling abilities
- High-level understanding of accounting principles
- Effective organizational and time management skills
- Excellent verbal and written communication and listening skills.
- Ability to work independently with minimal supervision.
- Accurate and detail oriented.
- Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates.
- Dependable, punctual, reliable.
Desired Education and/or Experience
- B.A./B.S. degree in Accounting/Finance/Economics/Real Estate or related field.
