At KGP Management, LLC, we believe the #1 thing we do every day is attract and retain residents. This position is for an organized individual who enjoys working with people to not only help them find a home, but also retain them long term. This position will be responsible for leasing, renewals, and keeping resident files up to date in Yardi, accounting for rents paid through the resident portal, handling delinquent residents, reviewing and approving the Final Accounting Statements (FAS), and preparing and delivering legal and formal documents.

Responsibilities:
Leasing
1. Show, lease and move in prospective residents.
a. Manage on-line leads and timely follow-up of all inquiries.
b. Manage lifecycle of prospect to resident journey; to include application, lease drafting/signing and move in.
c. Maintain competitive market knowledge to provide feedback on leasing/pricing.
2. Participate in renewal efforts. Assist in resident outreach, closing and timely execution of lease renewals.
a. Assist managing notices to vacate as received.
3. Assist in coordinating and maintaining calendar with scheduled move-ins and move outs.
a. Ensure all move-in and move-out appointments are completed.
b. Ensure apartments are inspected and compliant with established standards prior to move-in or move-out.
4. Ensure timely collections of all new lease monies as required.
5. Assist in the efforts to maximize rental income and high occupancy through sales and marketing plans.
6. Adhere to established company standards for screening applicants for residency.
Customer Service
1. Maintain excellent customer service relationships with residents, vendors, co-workers and the community.
2. Demonstrate the ability to resolve resident complaints and direct pertinent issues and matters to supervisors.
3. Assist and ensure all customer complaints are handled promptly and appropriately.
4. Assist in managing resident communications as needed.
5. Conduct routine property walks to ensure curb appeal and move in condition of all apartments.
Skills/Requirements:
1. A valid driver’s license.
2. Excellent communication skills.
3. Strong administrative and organizational skills.
4. Strong sales, negotiation and closing skills.
5. Knowledge of Fair Housing and state/local real estate laws and regulations (including Security Deposits and other resident-related fees and charges).
6. Basic computer and internet knowledge.
7. Basic math competency.
8. Ability to learn, operate and understand personal computer functions and company specific software.
9. Knowledge of property management software (proficiency in Yardi preferred).
10. Complete all Yardi computer training sessions and other Yardi processes in accordance with operational policies and procedures.
11. Ability to work any day of the week to ensure proper coverage of the office.
12. Ability to assist in completing administrative tasks as needed.
13. Assist in the completion of weekly/monthly property performance reports.
o Participate in weekly calls as required.
Salary Range: $55,000 - $60,000
Bonus: Eligible for on-site bonus plan
