We are seeking a skilled and dedicated apartment Maintenance Technician to join our team. The ideal candidate will be responsible for performing a variety of maintenance tasks to ensure the functionality and safety of our facilities. This role requires a strong mechanical aptitude, excellent problem-solving skills, and the ability to work independently as well as part of a team. The apartment Maintenance Technician will play a crucial role in maintaining equipment, troubleshooting issues, and providing exceptional customer service.

Responsibilities
· Complete maintenance activities to ensure minimal disruption to operations. Collaborate with other departments to address maintenance-related concerns or requests.
· Conduct regular inspections of equipment and systems to identify any issues or potential problems.
· Complete work orders in a timely manner.
· Complete preventive maintenance programs to maximize equipment reliability.
· Troubleshoot and diagnose equipment malfunctions as appropriate,
· Ability to fabricate or repair parts as necessary to maintain equipment functionality.
· Manage inventory of spare parts and supplies, ensuring availability when needed.
· Collaborate with other departments to address maintenance-related concerns or requests.
· Maintain accurate records of maintenance activities, including work orders, repairs, and inspections.
· Work with the Property Manager and Leasing staff team to ensure all make-ready repairs and services are completed and on schedule.
· Complete Apartment Turnovers
- Ensures apartments are rent ready.
§ Complete turnkey work, such as cleaning, appliance repair, caulking painting, floor repair/replacement and/or other needed repairs.
· Grounds maintenance as needed.
· Assist with the placement of trash dumpsters for pick-up.
· Ability to diagnose and repair problems in such areas as;
- HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, and waste management systems.
· Assist with the oversight of vendors as needed.
· Provide quality Customer Service.
· Other tasks or duties as assigned by Supervisor.
Education
· A High School education or equivalent is preferred.
Requirements
· Ability to effectively communicate, both verbally and in writing, with residents, vendors and staff.
· Proven experience in residential maintenance or a related field.
· Ability to prioritize tasks and meet deadlines.
· Ability to work any of the seven days of the week, 52 weeks of the year.
· Our property staffing limitation makes it critical for you to work your scheduled hours consistently as well as overtime, if necessary, when requested.
· Ability to serve on-call, as scheduled or as necessary.
· Ability to travel to attend various company gatherings either in the general vicinity of your home, property, or in another state.
· Basic computer and Internet knowledge
· Ability to operate and understand personal computer functions and company utilized software packages.
· Ability to work independently as well as part of a team as needed.

Licenses/Equipment
· A valid driver’s license and current automobile insurance are required; position requires own vehicle to fulfill all of job’s functions.
· HVAC Certification a plus
