Job Description
Kier Property Management, serving the housing needs of families in Wyoming is seeking a Maintenance Technician with demonstrated experience in general maintenance on residential multifamily properties. The Maintenance Technician is responsible for supporting the required maintenance necessary to maintain curb appeal and the overall appearance and quality of the properties. This position will make ready units for new move-ins and continued maintenance for current residents. The Maintenance Technician reports to the Maintenance Director.
What You Will Do:
- Must adhere to the Fair Housing Act, Americans with Disabilities Act, Section 504 regulations and comply with all State and Federal Laws
- Overall general maintenance of assigned properties
- Ensure all maintenance areas are clean and organized
- Maintain all tools and equipment in good working order
- Maintain, repair and resolve plumbing and electrical problems
- Replace worn or defective parts, fixtures and appliances
- Install and repair drywall
- Painting as needed
- Assist with snow removal as needed
- Trouble-shoot all maintenance issues and coordinate with site staff and supervisor(s).
- Work order required prior to initiation of any work, except for emergency situations
- Complete all work orders accurately which include detail of work performed
- Oversee property inventory in coordination with site staff and supervisor(s)
- Maintain organization of property keys and key control
- Adhere to on-call assignment rotation schedule. Must ensure appropriate coverage is in place, if unable to fulfill assignment
- Coordinate and ensure quality performance by contracted vendors
- Prepare vacant apartments for re-occupancy, in coordination with site staff
- Ensure completion of all re-rent maintenance timely (5-7 days)
- Ensure appropriate approval has been obtained on all purchases and vendor requests.
- Provide information to site staff for initiation of purchase order request(s)
- Adhere to budget guidelines as directed
- Conduct move-in and move-out inspections in coordination with site staff
- Enforce all rules and regulations
- Prepare tenant charge slips and submit to site staff
- Respond timely to all reasonable resident requests and address all maintenance complaints
- Ensure residents receive prompt, efficient and quality service
- Inform site staff of all unit concerns (e.g. housekeeping standards, pest issues, illegal activity, etc.)
- Prepare property parts list in coordination with site staff
- Monitor maintenance service standards in coordination with supervisor(s).
- Ensure quality performance of all third-party vendors (e.g. plumbing, electrical, trash removal, pest control, snow removal, lawn care, etc.)
- Analyze and resolve work problems, and assists co-workers in solving work problems
- Attend monthly maintenance meetings, and various training, as required
- Accompany Kier Property Management (KPM) and agency representatives on property inspections, as required
- Perform all other duties as assigned

- Computer Skills: Employee should have understanding of Microsoft Office and web-based software.
- Certificates, Licenses: Employee is required to have a valid driver’s license, a Renovation, Repair, and Painting (RRP) as well as a 10 Hour OSHA certification. Additional certifications may be required.
- Tool Requirement: Power drill, screwdrivers, pliers and wrenches. Various company tools will be available for use with responsibility acknowledgement.
- Special Demands: Employee may be required to occasionally work over-time. Employee is required to travel to assigned properties and may be required to travel to attend meetings, seminars and training.
