What are the responsibilities and job description for the Maintenance Supervisor position at Kin On Health Care Center?
Kin On is seeking a full time, non-exempt Maintenance Supervisor directly reporting to the Director of Operations Support. We are looking for a motivated Maintenance Supervisor to oversee and manage company's day-to-day facility management and staff’s scheduling. The Maintenance Supervisor is responsible for the facility maintenance/repair, housekeeping, laundry supervision and contract follow-up etc. to ensure timely and effective service support to the company operation.
ROLE AND RESPONSIBILITIES
- Controls, manages, and resolves environment, health and safety (EHS) related issues.
- Conducts monthly/quarterly/yearly facility/equipment maintenance, testing, and inspections tasks.
- Schedules and performs Planned/Preventive Maintenance (PM) contract and/or programs with suppliers.
- Assists Manger to perform company’s fire safety and security SOPs.
- Assigns work order of repairs, system troubleshooting, problems and abnormalities findings.
- Conducts regular walk through of the facility to assist visual maintenance and security.
- Performs daily cleaning and laundry operational planning, scheduling and staff task assignment.
- Liaison with internal departments to maintain strong housekeeping support and laundry service deliveries.
- Coordinates, schedules, and proactively responds to residents and nursing service requests.
- Closely works with Inventory Specialist to monitor materials and spare parts in the inventory.
- Actively participates in organizational master projects (e.g. remodeling or renovation).
- Participates in developing maintenance policies and standards for the organization.
- Recruits, supervises, and trains maintenance technicians.
- Prepares staff time schedule and leave form/reports to the Accounting department.
- Complies with company policies, procedures, quality, health, safety and regulatory standards.
- Performs other duties as assigned.
MINIMUM QUALIFICATIONS
- High school diploma/GED required.
- 2 years of experience as a maintenance technician, lead, supervisor, or a general helper supervisor or in a similar role.
- Bachelor's degree in facility management, building operation, or a similar field preferred.
- Good working experience in facilities upkeep, improvement, planning knowledge, and project management.
- Excellent communication, interpersonal, and negotiation skills.
- Strong analytical thinking and problem-solving skills.
- Proficiency in Microsoft Office and/or facility management related software/tools.
- Team player with strong organizational skills.
- Good English written and verbal ability a must. Ability to speak Mandarin Chinese, Cantonese or Taishanese dialect is a plus.
- Candidate must be authorized to work in the United States
COMPENSATION AND BENEFITS:
- Pay: $25.00/hour - $30/hour
