Position Purpose:

The Project Superintendent is the primary representative for KIRCO MANIX Construction (KMC) on a project site, providing leadership and management for all parties associated with the project site, including the Owner, Designers, Subcontractors, Inspectors and Consultants, to achieve an outstanding project outcome by meeting or exceeding the project’s expectations for fit and finish (quality), timeliness (schedule) and cost (budget).


Essential Job Functions:

Pre-Construction

  • Assist the Project Manager in the facilitation of KOPP with Owner.
  • Assist the Project Manager in the due diligence of the property with the Owner and Owner Consultants.
  • Provide support to the Project Manager in the management of the design process with the Design Team. Emphasis on means and methods and schedule efficiency are paramount.

    • Construction documents
  • Participate in and support the Project Manager in the entitlement processes with Owner and Owner Consultants.
  • Participate in the KMC estimating process.
  • Understand fully the project budget.
  • Support the Project Manager in the process of securing all necessary permits and approvals from government agencies.
  • Assist with the development and provide input on the Master Schedule.
  • Assist with the development and provide input on the General Conditions budget.
  • Lead and manage the planning of site organization and construction plant setup.
  • Lead and manage procurement and installation of KMC branded signage to company standards.
  • Lead and manage procurement and installation of KMC safety signage to ensure adherence to company standards.
  • Lead and manage establishment of permanent benchmarks and X-Y control line including batter boards, targets, etc.
  • Lead and manage planning for temporary utilities to the field office and building site.
  • Lead and manage procurement of field office furniture and technology to company standards.


Construction

  • Fully coordinate and collaborate with the Project Manager regarding all field operations and all information initiated at the jobsite. The Project Superintendent is the primary individual responsible for leading and managing all operations on site and is therefore required to communicate clearly to all parties on site KMC’s expectations regarding the progress of the work. The Project Superintendent is not to defer this role for any reason.
  • Coordinate fully with KMC Associates regarding contract processes, submittal processes, draw processes, RFI process, Safety processes, punch list process and job closeout process.
  • All information regarding the project is available for the Project Superintendent’s use as it becomes available. The Project Superintendent is responsible to fully understand where this information is located and how to access it and produce it at the field level.
  • Be completely familiar with a project’s latest set of plans and specifications. Fully review all shop drawings and samples as they are being processed.
  • Initiate all reporting as per the Quality and Safety section of Procore. Daily Log must be completed daily with great attention to detail. Progress photos are to be taken at a minimum of once a week for all significant events. The Project Superintendent is to create and distribute RFI’s within Procore as they deem necessary.
  • In coordination with the Project Manager, the Project Superintendent is to issue Field Directives for all work that is considered extra work or that may at some time be considered extra work and must collect on a daily basis time and material sheets for that day’s work, signing off for the amounts of time and material used against a particular Field Directive for that day.
  • The Project Superintendent is the Safety Officer for KMC on a project. The Project Superintendent is to be constantly on the lookout for unsafe working conditions and is KMC’s representative to the subcontractors regarding safety. When a safety concern arises the Project Superintendent is to take immediate action with the responsible parties to have the condition immediately resolved or to cease work at the area considered unsafe.
  • Review and have full knowledge of all Subcontracts and Purchase Orders and all subsequent revisions to them.
  • The Project Superintendent is the lead facilitator for KMC at all Project Progress meetings with the subcontractors and is to lead all discussion regarding schedule and performance expectations of subcontractors and others providing field services. The Project Superintendent is expected to be fully engaged in all Owner related meetings and should be the primary KMC spokesperson regarding all field operations.
  • It is the responsibility of the Project Superintendent to exude confidence in their ability, complete knowledge of the status of the project, and leadership and communication skills to demonstrate the path forward to project completion.
  • In full cooperation with the Project Manager, analyze, review, and adjust field operations as necessary to satisfy timely completion of the work as required by the Prime Contract and the project schedule.
  • Assist the Project Manager and Accounting in the processing of subcontractor invoicing to assure timely submission of draws and collection of monies due. Be fully aware of all finance arrangements and bank rules for the project.
  • The Project Superintendent is to lead, manage, facilitate, and mediate on site subcontractor conflicts personally and as an active participant. This process should lead to a coordinated conclusion / solution.
  • The Project Superintendent is to direct questions to the design team and follow up as necessary to a conclusion. When necessary, especially when a ready answer is not provided, Procore’s RFI tool is to be used. The Project Manager is to be fully informed of solutions, especially when extra work is being considered.
  • Lead and manage the punch list process to a quick conclusion.
  • Support the Project Manager in the project closeout process regarding manuals and as-builts for the Owner’s records.
  • In all matters, produce documents in a timely and efficient manner to minimize to the greatest extent possible negative impact to the schedule, the budget, and the quality of work.


Educational/Experience Requirements:

  • Bachelor’s degree in Construction Management, Architecture, Engineering or other related fields. Non-degreed candidate must be able to demonstrate broad practical experience in construction.
  • Knowledge of general construction techniques for sitework, commercial office, light industrial and retail projects.
  • Knowledge of site development.
  • Extensive experience and knowledge in real estate development and commercial construction.
  • 15-20 years of experience overseeing commercial construction projects.
  • Ability to create a non-adversarial atmosphere for solving problems and challenges.
  • Proven record of providing excellent internal and external customer service, including the ability to build effective relationships.
  • Excellent leadership qualities.
  • Excellent oral and written communication skills.
  • Understand and be completely qualified to use the various software tools required on a day-to-day basis (Procore, Project, and Yardi), including general office software applications.
  • Understand the various capabilities of systems used by the various consultants engaged on a project (CAD, Revit, etc.)
  • Understand lead times and value regarding building components.
  • Be completely familiar with project plans and specifications.
  • Complete or possess Procore certification.

  • Continually walk project site which may include large areas of space.
  • Frequently stoop, kneel, crouch or crawl.
  • Frequently sit, climb or balance.
  • Regularly lift and/or move up to ten pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move more than 100 pounds.
