Position Purpose

This role is responsible for coordinating with the Owner, Designers, Subcontractors, Inspectors, and Consultants to ensure projects are completed on time, within budget, and at the highest quality standards.
Essential Responsibilities
Pre-Construction Phase
- Collaborate with the Project Manager to complete due diligence alongside the Owner and Consultants.
- Support design management efforts, focusing on construction methods, efficiency, and scheduling through all phases:
- Schematic Design
- Site Plan Approval
- Design Development
- Construction Documents
- Participate in entitlement and permitting processes with the Owner and governing agencies.
- Contribute to the estimating process and understand the full project budget.
- Assist in the development of the Master Schedule and General Conditions budget.
- Lead site organization and construction plant setup planning.
- Serve as the primary leader for all on-site operations, ensuring KMC’s expectations are clearly communicated and upheld.
- Collaborate closely with the Project Manager on all field operations and information flow.
- Manage daily operations, including:
- Submittals
- RFIs
- Draw Requests
- Safety Procedures
- Punch Lists
- Closeout Activities
- Maintain complete familiarity with project plans, specifications, and all documentation.
- Review and understand shop drawings, samples, and construction documents thoroughly.
- Use Procore to manage:
- Daily Logs (completed daily with attention to detail)
- Progress Photos (taken weekly at minimum for all significant activities)
- RFIs (generated and distributed as needed)
- Issue Field Directives for extra work and collect and verify daily time and material records.
- Ensure compliance with all Quality and Safety standards on site.
Education & Professional Background
- Bachelor’s degree in Construction Management, Architecture, Engineering, or related field preferred.
- Candidates without a degree must demonstrate extensive practical construction experience.
- 15–20 years of experience overseeing commercial construction projects.
- Strong background in:
- Site development
- Commercial office, light industrial, and retail construction
- Real estate development processes
- Deep understanding of construction timelines, lead times, and material value.
- Proven leadership with a collaborative, problem-solving approach.
- Ability to foster a non-adversarial, team-focused work environment.
- Exceptional communication skills — both written and verbal.
- Strong relationship-building abilities with internal teams and external partners.
- High proficiency with construction management software, including:
- Procore (certification preferred or willingness to obtain)
- Microsoft Project, Yardi, and general office applications
- Familiarity with consultant design tools (e.g., AutoCAD, Revit).
- Strong attention to detail, with the ability to interpret and manage complex project documents.
