Babcock Ranch, America’s first solar powered town seeks an experienced Property Manager. This position is responsible for the execution of the property management functions in accordance with the Agreements associated with the retail assets owned or managed by K&P. The Property Manager is involved in strategic planning for each asset as well as all aspects of the day-to-day operations of the property, including accounting, tenant relations, maintenance and repair, security, cleaning services, landscaping, etc. The Property Manager handles tenant complaints and service requests and must be familiar with the terms of tenant leases; assists in the preparation of the monthly reports and annual budget as well as accepting responsibility for the financial performance of the assets along with the SVP- Retail.

Responsibilities:
Strategic Planning
o Participate in the establishment and implementation of the strategic plans for each asset and help define objectives for maintenance, property taxes, capital improvements, leasing, insurance, collections, expense management, redevelopment, outparcels etc. that execute the strategic plan identified for each asset.
Property Management
o Conduct periodic inspections of the property, tenant spaces to ensure compliance with leases, vacant suits, and the proper upkeep of the property.
o Maintain building systems by contracting for maintenance services; supervising repairs; maintain proper service records. Maintain inventory of all furniture, fixtures, and equipment.
o Ensure property compliance regarding all state and local code requirements.
Tenant Relations
o Work to effectively deliver first-class customer service for tenant retention. Respond to tenant requests/problems in a timely and courteous manner and generates work orders directed to vendors or staff. Follow-up with the tenant to ensure satisfactory resolution of the issue.
o Coordinate the transition for new and/or expanding tenants as well as tenant move-outs.
Skills and Abilities:
o Detail-oriented with the ability to review, understand and produce financial reports, legal documents, etc. with accurate results.
o Strong communication and interpersonal skills to provide excellent customer service support to tenants.
o Ability to work under pressure and assert oneself when appropriate, especially effective conflict resolution.
o Cognizant of situations where supervisors need to become involved.
o Strong time management and prioritization skills.
o Strong analytical skills along with the ability to present in a clear and concise written or verbal format.
Educations and/or Experience:
o Bachelor’s Degree required with at least 5-7 years’ experience in the Property Management field handling tenant issues, collections, vendor/contractor maintenance projects, invoice processing and other related tasks.
o Knowledge of standard computer software: Property Management software such as Kardin, Timberline and Argus.
