Essential Duties And Responsibilities
- Process all current month housing choice voucher payments by the 10th of the month
- Process all mid month payments within 48 hours of receipt
- Train and oversee the proper billing set up for Section 8 future update
- Review housing choice voucher and past resident collection reports to ascertain status of collections and balances outstanding to evaluate effectiveness of current collection policies and procedures
- Devise a system for past rent changes to ensure proper charge adjustments and accurate financials
- Track abated units , working closing with the housing choice voucher specialist and site managers to minimize loss
- Develop relationships with local HUD offices to ensure proper communication, payment timeliness, and correct balances are known between all parties
- Ensure all 3rd party payments are electronically sent or mailed to the corporate office if ACH is not available.
- Prioritize portfolio so that collection efforts result in maximum benefits and are in line with portfolio cash needs and owner priorities
- Oversee 1st 30 days of collection efforts after resident moves out with balance due prior to submission to 3rd party
- Oversee past resident collection processes, ensuring files are properly submitted and past resident collections are maximized
- Work with 3rd party collection agencies to maximize past resident collections
- Responsible for the supervision of the collections specialist intern
- Log conversations, e-mails and other communication. Organize documentation as to facilitate follow-up efforts.
- Other duties as assigned.
- Flexible work schedule due to the timing of the housing choice voucher payments
- High School diploma (or G.E.D.) required, a college degree is preferred.
- At least 5 years of experience in collections, accounts receivable or a related area.
- Good written, oral and reading communication skills in order for the incumbent to accurately obtain, interpret, and transcribe a variety of communications and instructions.
- Independent leadership skills as well as supervisory/management experience
- Proficiency with Microsoft Office for Windows (Outlook, Word, and Excel) is required.
- This position requires excellent interpersonal skills and the ability to adjust and interact with all levels of personnel.
- Incumbent must be multitask oriented, organized, set priorities and meet deadlines and take pride in one’s work.
- Travel up to 10% of work schedule.
- When corporate office team member who normally handle the mail are out of the office, be available to work in the corporate office to ensure the timely deposit of payments.
