Floating Property Manager:
**Position: Floating Property Manager (Affordable Housing)**
- **Salary:** $65,000 plus corporate bonus
- **Travel:** 100% overnight travel across 4 states in the Midwest
- **Experience:** Section 42, Tax Credit Affordable Housing Program Required
- **Preferred Experience:** Troubled assets and lease-ups
As a Floating Property Manager, you'll be responsible for the on-site operations and performance of specific apartment communities for limited durations. Your role will be crucial in achieving specific asset goals through effective team management and operational excellence.
Key Responsibilities
- Travel extensively to priority properties to meet asset goals.
- Lead and motivate on-site teams.
- Manage new applications, re-certifications, and compliance requirements.
- Ensure proper financial procedures, including rent collection and PO management.
- Handle delinquent rents and eviction processes.
- Report progress to regional and direct supervisors.
- Direct marketing and leasing to maintain targeted occupancy.
- Oversee resident relations, maintenance, and community regulations.
- Proven ability to thrive in a fast-paced environment.
- Strong organizational skills.
- High school diploma or GED.
- Effective communication and language skills.
- Solid mathematical reasoning and computer proficiency, especially with MS Office and property management software.
- Annual fair housing, Section 42, and leasing classes.

Essential Duties And Responsibilities
Floating Property Manager:
- Travel 100% of the time to priority properties to achieve specific goals for that asset.
- Manage and motivate the onsite team.
- Process new applications, re-certifications and provide required information to compliance.
- Ensure PO and Invoice Procedure is followed and enters PO’s and receives them per policy.
- Maintain compliance policies and procedures.
- Supervise the collection of rent to achieve 100% collection.
- Pursue delinquent rents and evictions and provide required information to collection company.
- Provide daily and weekly progress reports to regional, RVP and your direct supervisor.
- Direct all marketing and leasing activities to achieve and maintain targeted occupancy.
- Supervise resident relations and enforce all community rules and regulations.
- Supervise the maintenance staff, repairs, preventive maintenance and improvements.
- Supervise all landscaping, lawn care and snowplowing activities.
- Show apartments to prospective residents.
- Other duties as assigned.
- The ability to achieve results in a fast paced environment.
- Organization stills – must be able to quickly organize and maintain that organization.
- High school diploma or general education degree (GED)
- Language Skills – Ability to read, write, speak and interpret rules, procedures, routine
- Math Skills – Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs.
- Computer Skills – Intermediate experience with MS Office.
- Intermediate experience with property management software.
- Annually attend fair housing, section 42 and leasing classes.

- Must be able to travel 100% of the time.
- Rarely must stand, walk, climb, balance, stoop, kneel, crouch, crawl, bend or lift up to 25 pounds.
