We are seeking a motivated individual to join our team as a Project Manager. The Project Manager is responsible for providing excellent customer service and producing efficient and effective results in three primary areas:
- Pre-construction planning, permits and scheduling
- Producing quality construction projects on time and on budget
- Submitting regular and accurate job progress reports as required
Project Manager duties include, but are not limited to:
- Follow up on leads no longer than 24 hours after they are received
- Accurately estimate new projects using Kleiber Construction’s estimating standards in a timely manner, always letting customers know what the lead times are and communicating with them when the estimates are ready
- Conduct sales meetings with clients to educate them on our systems and help give valuable ideas and suggestions to enhance their project
- Work with office staff to obtain signed project proposals and pre-construction meeting documents
- Create schedule and Gantt chart for each project (proactively scheduling subs, production staff and material deliveries) and send it to all subs and Foreman and update schedule monthly
- Pull all necessary permits and complete all required pre-construction functions (i.e. diggers hotline, temporary utility applications)
- Be proactive in the project handoff to foreman, to ensure that all pertinent construction details are clearly followed
- Order materials in advance to avoid backorders, when possible, stay 6 weeks ahead of Foreman (be aware of products with extended lead times)
- Attend pre-construction meetings and site visits as required
- Provide homeowners with Change Orders and get approvals
- Hold Foreman and sub-contractors accountable so projects are efficient, collaboratively working through production problems, delays or other project issues
- Complete and submit weekly production reports to manager regarding work schedules and back-logs and be prepared to substantiate all numbers and % of completion estimates, when foreman are running jobs, make sure they provide weekly updates.
- Be responsible for the photography of your projects and uploading the photos
- Maintain constant communication with the homeowners, sharing pictures and progress reports as well as updates on the schedule; follow up on meetings no longer the 1 week after initial meeting
- Approve invoices for each job and return to office staff in a timely manner
- Ensure that all jobs are completed on time and in budget per scope of work
- Attend punch list walk-through at the completion of each project and work with office staff to organize warranty information and manuals for the customer
- Attend staff meetings and training as required
- Provide your crews with bi-yearly evaluations
- Partake in aspects of the hiring process for foreman and carpenters
- Become confident with Gantter, Google Drive (including Google Docs and Google Sheets) and Gmail
- Need to be a proficient typer- 30 WPM or more

- 7-10 years of jobsite experience preferred
