KMG Prestige is seeking an Assistant Community Manager (Affordable Housing) in Battle Creek, MI who is goal-oriented, enjoys new challenges, and has a passion for property management. The ideal candidate will strive to create happy residents through providing superior customer service and maintaining a positive attitude. Assistant Community Managers are responsible for assisting in the overall operations of the apartment community, rent collection, marketing vacant units, and various administrative duties.
What we are looking for:
- Meets standards in resident relations, has a customer satisfaction background, or former sales/restaurant experience
- Assists with the day‐to‐day operations of the rental office including: Complete guest cards and tour guests, certifications, recertification's, and lease paperwork packets
- Perform weekly call‐backs on all prospects and residents for necessary information
- Send necessary Violation letters and legal notices.
- Assist with move‐in packets and certification/recertification process
- Assist manager with comp data by conducting external assessment of competitor products, prices, and promotions
- Assist the manager with the implementation of leasing goals for the property
- Prepare marketing and reports on a daily and weekly basis.
- Track the success of outreach marketing
- Track recertification expirations
- Assist with the execution of the resident retention plan and the resident newsletter
- Be knowledgeable about all facets of the project, including all amenities
- Complete move‐in packets and recertification packets for affordable housing
- Assist with scheduling contractors for apartment turnovers as needed. · Assist Manager with site inspections when needed
- Maintain and manage an active waiting list
- Assist with resident activities as needed
- Assist with scheduling contractors for apartment turnovers as needed
- Attend required training company sessions
- Assist in the processing of delinquent letters, eviction notices, etc
- Other related duties as assigned by supervisor
- Excellent organizational skills
- Follow Fair Housing Rules and Regulations and other KMG Prestige required course materials
- Working knowledge of Microsoft Word and Excel
- Ability to obtain Real Estate Salesperson License (paid for by the company)
