Position Overview:
The Leasing Agent is responsible for providing exceptional service to prospective and current residents while contributing to the success of the property’s leasing operations. This role requires strong communication skills, attention to detail, and the ability to manage multiple priorities in a dynamic environment.
Duties and Responsibilities
Leasing:
- Greet and register prospects, assess their needs and preferences, and professionally present the community and available apartments.
- Guide lease applicants through the application and approval process, ensuring clarity and efficiency.
- Coordinate move-in dates and procedures with building management to ensure a smooth transition for new residents.
- Respond promptly and professionally to all email and phone inquiries, tracking and following up as necessary.
- Present and lease available apartments to prospective residents.
- Conduct market research and competitive analysis to maintain a competitive edge.
- Assist in creating and distributing marketing materials, including online listings and social media promotions.
- Ensure model apartments and leasing office are clean, staged, and ready for showings.
Administrative:
- Manage appointment calendars and schedule property tours for prospective tenants.
- Process rental applications and prepare lease agreements for signing.
- Maintain and update property web pages, including photos, floor plans, unit descriptions, and community details.
- Organize and maintain lease files, ensuring all documentation is accurate and accessible.
- Prepare daily and weekly reports on leasing activity and other metrics.
- Ensure the office, model apartments, and market-ready vacant units are in optimal condition.
- Conduct market surveys, competitive analysis, and community outreach to support leasing goals.
- Enter all prospect and resident interactions into the lead management system.
- Assist with special projects and reports as assigned by management.
- Generate weekly and monthly reports on leasing activity, traffic, and occupancy rates.
- Assist with rent collection and delinquency management as needed.
Desired Skills & Experience
Qualifications:
- Minimum of two years of experience in multi-family leasing or a related field.
- Proficiency in Microsoft Word, Excel, and lead management systems.
- Prior experience in property management, leasing, sales, or customer service preferred.
Skills and Abilities:
- Excellent communication and interpersonal skills.
- Strong sales and negotiation abilities.
- Proficiency in property management software and Microsoft Office Suite.
- Ability to handle multiple tasks, prioritize, and meet deadlines.
