Growing company is looking for an experienced Maintenance Technician for a beautiful apartment community located near the Dixie Highway area in Louisville! A 136-unit property that has been completely renovated and is very well kept!
Essential Job Functions
Primary areas of responsibility and tasks that may typically be expected include, but are not limited to:
- Performs maintenance work orders and repairs.
- Diagnoses and resolves issues in the areas of HVAC, electrical, plumbing, elevators, carpentry, dry wall, exterior structural and appliances.
- Communicates with property manager and residents regarding the status of work and issues that arise.
- Performs property inspections, addresses issues and alerts property manager of items requiring attention.
- Works on-call when scheduled and performs emergency maintenance work as required.
- Performs special projects as assigned.
- Performs other related duties as assigned and/or required.
- Able to speak Spanish is a plus!
Job Competencies
- Plumbing, electrical, painting, carpentry and property maintenance trades
- Knowledge of equipment and appliance usage and minor repair.
- Knowledge of safety, fire prevention and first aid techniques.
- Knowledge of building maintenance practices and principles.
- Exceptional skills in the measurement and mathematical calculations.
- Skilled in making sound judgment and decision making.
- Excellent problem solving, analysis and resolution.
- Excellent oral and written communication.
- Demonstrate prompt regular work attendance.
Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Frequently move about the interior and exterior of assigned property. Work in a variety of conditions and locations including on ladders, rooftops, confined areas, underground spaces, etc. Lift and carry items weighing in excess of 50 pounds.
Work involves the normal risks or discomforts associated with an office environment, and those associated with the on-site inspection of buildings/construction sites. The employee may be exposed to hazardous conditions and weather extremes.
Applying candidates must have property maintenance experience. The position is Monday - Friday 8am to 5pm. There will be an on-call rotation between maintenance team.
