SUMMARY: Koelbel and Company currently owns and manages a portfolio of office, retail and flex space in the Denver Metro Area and is seeking an experienced Lead Building Engineer. This position will be responsible for operation, repair, and maintenance of building related mechanical, electrical, control systems, plumbing, air handling units, pumps, heat exchangers, expansion joints, and other building, mechanical, and life safety systems. Requires both oversight and hands-on troubleshooting, repair, and replacements. Work involves the lifting of heavy mechanical equipment and apparatus and may be performed in areas of extreme heat or cold. Responsible for routine and preventive maintenance work. Receives and responds to service calls and works with tenants and vendors in a proactive customer service manner, takes immediate action to resolve emergency situations or system breakdowns. Available and on-call per an on-call schedule.
Essential Duties and Responsibilities
- Perform and/or oversee the day-to-day efficient operation, maintenance and repair of all building and site systems for assigned properties. Building systems include but are not limited to HVAC, electrical, lighting, plumbing, energy management, water treatment, hardware, keying, and fire protection.
- Conducts timely site inspections/walk-throughs of properties with corrective action plans for deficiencies.
- Assist in, or oversee the installation, fabrication, construction, troubleshooting and repair or maintenance of complex mechanical and electrical equipment.
- Perform preventative and general maintenance on a scheduled basis. Follow inspection and service procedures outlined in the preventative maintenance and loss control programs and create programs where needed. Coordinate, conduct and/or provide support in the day-to-day completion, organization and accuracy of preventative maintenance and loss control.

- Promote and maintain a high standard in the operation and appearance of the property.
- Effectively communicate to the appropriate party/parties the status and activity of building operations and conditions and promptly report any potential or existing problems.
- Makes recommendations for physical repairs and/or replacements.
- Receive work assignments, plan and/or generate work to be performed and obtain necessary tools, equipment, and materials. Complete assignments and paperwork in a timely manner.
- Define scope of work, solicit vendor bids as appropriate.
- Coordinates maintenance requests and monitors the performance of contract services.
- Ensure that mechanical/electrical system maintenance is being performed. Including life safety and maintaining a written record of all testing and alarm activations.
- Maintain logs on daily activities and events as required.
- Accurately complete tenant requests, repair work and related records for the respective site/building as required while maintaining positive tenant relations. Follow applicable government/local authority requirements (e.g. Orders of Condition) and other records for assigned property.
- Promote, establish, and maintain positive relations with tenants via proactive communication, routine follow-up, and high level of customer service.
- Provide technical support and assist in the training and upgrading of skills of less experienced staff in a mentoring, encouraging manner.
- Inform the property owner of any insurance claims (i.e. damage, flood, fire, slip & fall, etc.).
- Provide proper care of the assigned equipment, tools, and uniforms. Keep the shop, penthouse equipment rooms and common areas clean, organized, and safe.
- Available to work extended hours, nights, weekends, and holidays to ensure adequate building coverage and perform necessary repairs as needed. Respond to after-hours emergencies such as fire, flooding, severe weather (including but not limited to snow and ice removal), power outage and other related situations including clean-up activities per on-call procedures or as requested in critical situations.
- Maintain confidentiality regarding building, company operations with tenants, vendors, brokers etc.
Technical Skills
- Strong organizational skills and attention to detail.
- Ability to prioritize and complete tasks in a timely manner including ability to delegate such tasks as required.
- Ability to work independently.
- Regularly lift and/or move up to 20 lbs. and occasionally required to lift and/or move up to 50 lbs.
- Capable of climbing ladders
- Universal CFC Certification, appropriate city licenses, SMA or SMT preferred.

Salary : $85,000 - $90,000
