Who You Are:
Leadership is at the core of this role. You have actively managed multiple departments
in a professional setting with organizational and management success. You will manage
a Senior Living Community effectively and profitability in accordance with company
standards. You accept responsibility for the community operations - good or bad.


Essential Duties and Responsibilities:

Fiscal Control


• Monitor on a daily and monthly basis performance against budget and take
  appropriate action to ensure community is overall profitable.
• Monthly profit and loss reviews with owner.
• Monitor accounts receivable and take appropriate action to minimize aging.
• Approve all expenses using the designated purchase order system and ensure
  invoices are approved and paid in a timely manner.
• Provide training to department heads in fiscal accountability as needed.
• Responsible for the community credit card. Must follow Community Credit Card
  policy as established.
Human Resources Management


• Responsible for the recruitment and selection of all Community department heads
  and subsequently all Community personnel.
• Consult with department heads regarding staffing in their department, conduct exit
  interviews with all staff that leave Community employment and report results to HR
  Department.
• Ensure adequate and effective orientation and training of the Community's
  employees.
• Directly supervise and evaluate all department heads by providing ongoing,
  timely performance feedback.
• Conduct general staff meetings.
• Visit all shifts on a regular basis to evaluate performance of all three shifts.
• Responsible for the overall wage and salary plans of the Community and makes
  recommendations to the management for changes in order to remain competitive
  in the Community market.
• Fairly and consistently apply personnel policies and procedures.
• Ensure the proper use of safety equipment and procedures to minimize accidents
  and worker compensation claims.
 Regulatory Compliance


• Keep updated on changes in federal, state and local regulations.
• Maintain Community in compliance with all government regulations.
• Monitor quality standards on a regular basis and effectively resolve any
  deficiencies.
• Develop and maintain positive rapport with regulatory agencies.
• Must know and follow all regulations regarding labor and employment.
Resident Services


• Supervise all admissions, transfers, and discharges with appropriate department
  supervisors.
• Periodically assist resident services department with resident care as needed.
• Assist residents with Activities of Daily Living (ADL) tasks including but not limited
  to: bathing, grooming, toileting, dressing, oral care, ambulation, transfers, serving
  and assisting with meals, feeding, housekeeping, bed making, and laundry.
• Observe and uphold resident rights at all times.
• Relate to residents in a courteous, empathetic, and cooperative manner.
• Must be willing to work with staff from all departments to ensure quality of care for
  residents.
• Keep environment safe and clean for residents.
• Observe residents for safety and report all changes in resident condition
  effectively, accurately, and in a timely manner to LN on duty.
• Assist other staff as needed on the floor.
  Marketing / Sales


• Responsible for thoroughly knowing and understanding the product and services
  offered by the Community, as well as understanding the market.
• Develop ongoing marketing plans and strategies.
• Actively market Community and establish good relationships, both in general, and
  with the many specific groups/individuals important to the Community’s success.
• Foster and communicate an atmosphere of "quality care and customer relations"
  within the Community.
• Train all employees to market the Community and create a sales culture.
• Solicit feedback on an ongoing basis from families, residents, and others to
  improve service in the Community, and provide appropriate responses to
  complaints in a timely fashion.
• Build awareness by one-on-one contact with local professionals (i.e., medical,
  marketing and community service groups).
• Meet sales and occupancy goals monthly set by RDO and RDS.
 Leadership


• Lead by example – follow the Koelsch Communities Core Values, Quality
  Standards, and Common Purpose.
• Create a positive environment, which encourages creative, positive problem
  solving and overall job satisfaction for employees.
• Develop a strong management team among department heads and supervisory
  personnel, which fosters interdepartmental cooperation.
• Develop subordinates by devising specific plans for performance improvement
  and creating opportunity for growth and development.
• Continually assess staff leadership potential and prepare appropriate individuals
  for successful promotion.
• Other duties as assigned.

Job Requirements:
• Must possess high levels of integrity and honesty.

  congenial with fellow employees, residents, and the public at large.
• Maintains proper hygiene.
• Must be professional in dress and presentation.

• Must be a mature individual and be capable of using own judgement and initiative
  in daily duties.
• Has strong organizational skills, as well as the ability to prioritize and meet
  deadlines.
• Must be able to effectively communicate verbally and in writing in standard
  English and use own judgment and initiative in daily activities.
• Detail and team work oriented.
• Must be drug-free and submit to urinalysis drug screening upon hire and routinely.
• Must be able to pass a criminal background check upon hire and as required by
  state regulations.
• The employee shall be responsible for maintaining the integrity of Koelsch
  Communities

• This role directly oversees all departments of the community and directly
supervises all department heads. Reports directly to the Regional Director of
Operations.

Licenses, Certifications, & Education Required:

• As required by state law, licensed as an administrator for a Long-Term Care
  Facility.
• Possesses any other licenses or certifications (Food Handlers, CPR, etc.) as
  required by state law.


Uniform and Appearance Requirements:

• Professional business wear abiding by the Community dress code policy.

Position Equipment:

• This role is provided access to a company credit card (subject to Community credit
card policy), a cell phone, and laptop for work use.
• Carry / wear earpiece and handheld radio and respond appropriately to calls as
needed.
• This position is responsible for all equipment and property assigned to the
community currently or in the future.

Work Location and Travel Requirements:
• This role is a 100% on-site role with travel required on an as-needed basis.

Physical Demands:
The physical demands described here are representative of those that must be met by
an employee to successfully perform the essential function of this job. While performing
the duties of this job, the employee is regularly required to talk and hear. The employee
is frequently required to stand, walk, carry, push, and pull up to 50 pounds, use hands to
handle or feel, and reach with hands and arms.


Special Demands:
Must possess qualities of leadership, tact, and adaptability to change. Must uphold
community dress policy, possess a pleasant personality, be congenial with fellow
employees and public, and must be capable of following oral and written instruction.
Must display and use own good judgement and initiative in daily duties.
