POSITION SUMMARY:
Assistant Construction Manager is an entry level position to the Construction Department with a focus on training and administrative responsibilities in support of the overall construction process in which they are assigned. The Assistant Construction Manager schedules and coordinates completion of assigned homes with the assistance of other Construction Department employees; while gaining an understanding of Construction practices and knowledge.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Assist while gaining knowledge on coordination of the construction process, making sure that projects are completed on time, as contracted and within budget
- Responsible for ensuring that work meets general building standards and regulatory requirements.
- Identify any areas that need correction to the best of their knowledge and review with the relevant party to resolve issue
- Daily site visits to all assigned homes
- Update BuildPro at least once per day including input and notes as required
- Review all design addendum items prior to start of the home and on an ongoing basis to gain an understanding of working documents as it relates to the build of the home
- At a minimum the Assistant CM is training and supporting the Construction team on:
o Foundation Inspection
o Rough Opening Inspection
o Frame and Rough mechanical Inspection
o Ensure the Elevation of the home is correct per the approved blueprint
o Conduct the QAI inspection per the approved process, and complete the items on the report
o Complete all NHO and PCO list items that are not Long Lead items
o Safety of the jobsite per OSHA Guidelines and Kolter requirements
o Attend all Kolter Certification and Training Courses/meetings
o Manage SWPPS within your control
o Ensure No Trespassing signs are up at all times, as well as, following posting policies at all times o Have required Kotler tools per policy at all times
o Have a measuring tape and something to write on with you at all times
o Must use blueprints to instruct subcontracts and build the homes
SUPERVISORY RESPONSIBILITIES:
· No supervisory responsibilities are required for this position
REQUIRED JOB KNOWLEDGE, SKILLS, AND ABILITIES:
· Strong understanding of construction, subcontracting, and customer service
· Excellent analytical, creative thinking, leadership, problem-solving, interpersonal, negotiation, organizational, project management and time management skills
· Manage multiple priorities in a timely and professional manner with strong attention to detail with limited supervision
· Read and interpret engineering reports, construction documents and specifications, contracts, owners’ association documents, and other related work documents
· Ability to learn and use customer relationship management software including Builders CMS, customer service software including Build Pro, NewStar, Track-it and any other company-based software
· Proficiency in Microsoft Office (Word, Excel, Outlook, Power Point)
· Effectively and professionally communicate (in oral and written form) with internal and external customers
· Demonstrate commitment to integrity, company values, customer-focus, and established policies and procedures
· Display professional appearance and manner
EDUCATION AND/OR EXPERIENCE:
· A high school diploma or equivalent, and/or Associate degree, and/or Bachelor’s degree in business, construction management, engineering, architecture or other related field preferred
· A minimum of two or more years’ experience in construction, warranty or customer service-related position required
· OSHA 10-hour Construction Certification – within 30 days of start
· EPA Construction Training Certification – within 30 days of start
