What are the responsibilities and job description for the On-Site Community Property Manager position at KOST MGMT?
Position Overview: KOST MGMT is seeking a responsible, community-oriented tenant to take on the role of Community Caretaker at Ashwood Birchwood Apartments. Candidates must be willing to relocate on to property - but compensation would include a monthly rent credit.
This unique position would be a flexible part-time assistance with essential on-site duties that help maintain a welcoming, safe, and well-managed environment for all residents. Compensation will be dependent on availability/involvement and includes a rent credit plus additional performance-based incentives.
Responsibilities:
As a caretaker, your duties will include, but are not limited to:
- Property Oversight
- Reporting maintenance issues or safety concerns (e.g., leaks, lighting, or damages) to management promptly.
- Informing management of any problematic tenant behaviors, such as rule violations or disturbances.
- Monitoring common areas for cleanliness and reporting issues like trash accumulation or vandalism.
- Showings and Leasing Support
- Alongside the property management team, coordinating and conducting showings of available units for prospective tenants.
- Assisting with move-ins, including ensuring units are ready and communicating with new tenants.
- Lease Renewals
- Facilitating in-person discussions with current tenants to encourage and finalize lease renewals.
- Move-Out Coordination
- Assisting with minor tasks such as collecting keys during tenant move-outs and communicating with management about the unit's status.
- Vendor and Contractor Liaison
- Acting as an onsite point of contact for vendors and contractors during scheduled maintenance or inspections.
- Emergency Contact Role
- Being available as a point of contact for tenants in minor emergencies or when management is unavailable (e.g., water shut-offs or alarm issues).
Compensation
- Base Rent Credit: $ value determined per month for ongoing recurring responsibilities. This amount will be agreed upon during the interview process. Apartments available are one or two bedroom floor plans.
- Performance Incentives:
- Bonus payout per new lease signed when you conducted the showing and actively assisted with the process.
- Additional bonus for each lease renewal finalized in person with your assistance.
