Construction Consultant/Field Inspector – Columbia, SC (within driving proximity)

KOW specializes in Plan and Cost Reviews, Site Observation Reports (Construction Loan Monitoring), Property Conditions Reports, and Phase 1 Environmental Site Assessments. Our clients include traditional banks as well as other lenders, developers, and property owners.
We’re looking for a Construction Consultant / Field Inspector, who will reside within driving proximity of Columbia, SC. Split time between working at home and visiting construction sites in but not limited to Atlanta, Charleston, Columbia, Greenville and Myrtle Beach. Most sites would be within a reasonable driving distance although there may be the need to fly on occasion. The right candidate must have a minimum of 5 years of experience as well as an Architecture or Engineering degree (this is a deal breaker and those who don’t meet this requirement won’t be considered).
· Bachelor’s degree in Architecture or Engineering.
· Minimum of 5 years of relevant construction experience.
· A solid understanding of construction building principles.
· Comfort sharing knowledge at construction sites.
· Excellent communication skills – verbally, writing, questioning, follow-up, etc.
· Advanced computer skills especially Excel.
· Pride in their work and the desire to succeed.
· Current driver’s license and vehicle.
· Attends monthly requisition meetings to review project status with owner, contractor, design professional, lending institution and other stakeholders.
· Reviews project meeting minutes and logs including but not limited to, submittal, controlled inspection, permit, change order, and shop drawings.
· Issues site observation reports commenting on payment requests, overall job status including plan/specification adherence, work quality, workforce, housekeeping, trade coordination, schedule, delays, potential delays, overruns, shop drawings, stored materials, change orders, and permitting.
· Conducts Property Condition Assessments (including ASTM 2018 Standard) for general properties, green projects, HUD funded refinancing, HUD funded retrofit and Freddie Mac
· Report writing and photo log following field work.
· Review project budgets, schedules, code adherence etc.
· Client interaction via phone, text, email and in person.
· Proof reports for other inspectors.
· Seminar attendance and continuing education.
· Meet with clients & potential clients and attend relevant events to represent KOW.
: Salary/bonus aligned with experience, expected salary range is $65,000-$85,000 performance based bonus. Retirement savings plan, phone reimbursement, current federal rate milage reimbursement.
