Position Description
We are looking for an experienced commercial construction Director of Estimating. This position would report to the owner and be responsible for leading a team of estimators to accurately read and interpret blueprints, drawings and building specifications for all aspects of either a public or private ground-build, renovation, or tenant finish construction project. In this position you will be a “coach & player” and will create bid packages, along with your team, as wells as you will interact with owners, owner construction or third-party construction firms, architects, engineers, subcontractors, material vendors and the KPS staff. We prefer this position to be in Arcadia, Indiana (30 miles north of Indianapolis, Indiana), however we are open to discussing a remote working arrangement.
As the Director of Estimating you would be responsible for the following:
· Hiring, managing, training, and developing your estimating staff to target a 30% - 35% “win rate” for all submitted bids while achieving the appropriate profit margins.
· Building and maintaining an engaging work environment to ensure employees do their best work and grow their careers within KPS.
· Directing the Estimating Department in all facets of the estimating and bidding process, including procedures, policies, using up-to-date competitive pricing and utilizing Building Connect software to its fullest capabilities.
· On occasion, preparing and traveling to pre-bid meetings; asking clarifying questions and “walking the site” to identify possible challenges or obstacles associated with the project and their solutions.
· Thoroughly reading and interpreting blueprints, drawings and building specifications to identify all needed subcontractors and in some cases materials, labor, and/or equipment necessary for the project; submitting “Requests for Information” (RFI’s) when needed to ensure total comprehension of the project.
· Utilizing Building Connected to identify, select and communicate bid packages to subcontractors; monitor submissions and respond to RFI’s when needed; search and contact subcontractors with specialized construction processes when needed.
· Assisting subcontractors determine their “scope of work” to focus on critical processes, factors, and components to help them achieve the most competitive bid possible.
· Ensuring bids are organized, comprehensive, complete and submitted accurately and timely.
· Effectively organizing, updating, and communicating current and future bids internally.
· Maintaining, analyzing and incorporating statistical data to drive future results; analyzing bids that were not awarded and identify the contributing factors and incorporate those learnings into future estimates and bids.
· Scheduling and facilitating comprehensive “hand-off” meetings with the appropriate external parties and KPS staff when a bid is awarded and a contract signed.
Requirements
· An associate or bachelor’s degree in construction management (or related discipline) with 8 – 10 years in a construction estimator role or a HS/GED with 12 - 15 years of experience in a construction estimator role.
· At least 5 years managing a team of estimators, including proven successes in hiring, training, coaching, developing and retaining employees.
· Demonstrated leadership, leading by example and building an open and engaging environment for employees to thrive and grow their careers.
· An ability to effectively communicate, collaborate and negotiate with owners, architects, engineers, subcontractors and KPS staff using the appropriate channels.
· Experience in creating, implementing, maintaining, and adhering to estimating policies and procedures.
· Expertise in reading and interpreting blueprints, drawings, specifications, building codes, quality standards, construction scheduling, and performing “take-offs” when needed.
· When needed, ability to submit Requests for Information (RFI’s) and incorporate changes into the scope of the project for estimating and bidding purposes.
· Ability to identify and evaluate potential risk areas for each project and find solutions to mitigate those risks.
· Proactively establishing and maintaining strong relationships with subcontractors, including the ability to assist them interpret their “scope of work” and competitively bid the project.
· Experience in utilizing current and historical information, as well as interacting and incorporating feedback from the appropriate KPS departments to ensure future estimates and bid packages are competitive.
· Excellent verbal and written communication skills and the ability to represent KPS in a professional and friendly manner.
· Proficiency in Microsoft Office products, Building Connected or other estimating software.
· This position requires some travel to pre-bid meetings, owner meetings, as well as site visits during construction when warranted.
