What are the responsibilities and job description for the Entry level Construction Project Manager position at Kreit Mechanical Associates, Inc.?

It is expected that
You are on the project all day every day.
You are one of the first to be on the job and one of the last to leave.
You follow the specific project rules and structures established by Law and or Contract.
All people on the project regardless of their position are treated with respect and dignity.
You perform safely no matter what the situation.
You do not allow others (people or companies) to change your goals and methods of executing those goals.
You have a professional, financial, legal, and emotional support team to help guide you through all the below items and the daily grind. Do not be shy. No one, not you and not the crew will or should ever be scared to ask or ridiculed for asking anything or for any help. The only “bad” question is the one you do not ask.
Beyond the items / tasks listed below, there are occasional issues requiring specific attention. As these or other arise, be sure to contact the appropriate person at Kreit so you fully comply with everything necessary.

DAILY:
1) Sing-in / out Sheet
a) Every person must sign in and out at the beginning and end of every day. This includes a statement of “Not Being Injured” and signing off that the person got their lunch and other breaks.
2) Flex & Stretch
a) Every morning, entire crew, led by one of the crew shall spend 5 mins stretching and warming up before the work day starts. At this point in time, review the mobility of each worker so you can identify if someone has an injury before the day starts. Also, thoroughly look for any concerns or reasons of impairment such as fatigue, drugs, alcohol, stress, agitation or other.
3) Pre-Task Safety Inspection “PSI”
a) Every day before work begins each worker must examine their work area, at their work area to identify if there are
any known or potential hazards. Issues that cannot be avoided or dealt with shall be brought to the attention of the General Contractor. We may NOT work in an unsafe environment. Among other things, this notably includes, sharp objects, falling, tripping, pinch-points, fire potential, noise, dust, and heat
4) Job Walk
a) Walk the project at least every 90 mins or more often. Verify the crew(s) is performing safely with all safety gear;
hard hat, safety glasses, gloves, harness and using tools/ladders correctly. Verify crew is performing their designated duties and tasks and doing it efficiently and correctly; using correct materials, installing in correct sequence and location, and performing smartly.
5) Daily Report
a) Complete the Electronic daily form. Identify all installation, safety, performance, inspection, delivery, temperature
or special circumstances that may have occurred. The General Contractor must get a copy every day.
- 6) Work Hours) Complete the Electronic form; enter hours worked for each person including all break and lunch times and Breaktimes. Also, identify the hours under the correct cost-code / activity
- 7) Pricing Requests
a) Quoting of all materials needed from at least 2 suppliers
8) Inspection
- a) Inspection Logs / Plan Sign-Off
- b) Notify proper authority of any issue
- c) Setting Up Future Inspections
- VERIFY THE ABOVE IS DONE AT END OF EACH DAY
WEEKLY (Tuesday) – REQUIRED THURSDAY AFTERNOON MEETING:
1) Safety Meetings
a) Perform Safety Meeting. Everyone Must Sign-In To Verify Attendance.

- b) How Many of What Products Are On Site. Maintained on an XL Spreadsheet
- 3) Order Control
- a) Cross Checking Invoices to Material Received
- b) Cross Checking Invoices to Quoted Price
- c) Backorder Follow-Up
- d) Supplier Costs Detail and Summary
- 4) Clean-Upa) Cleanup, organize and or dispose all loose materials and or trash.
- 5) Tool Inspections
- a) Tool Inventory
- b) Tool Quality / Performance / Safe
- 6) Time / Payroll
- a) Payroll Hours Reporting
- b) Time Sheets Signoff by Workers
- c) Accuracy of Reporting Hours
- d) Hours Attributed to Correct Cost Code / Task
- 7) Data Management
- a) As-Built Drawings are up do date
- b) Request For Information “RFI”
- c) Answered / Open / Issued
- d) Latest Drawings and Information Being Used
- 8) Change Orders
a) Notice Given, Price Issued, Update on Processing
9) Schedule
a) 3-Week Look Ahead
i) Detail work to be done including crew size of activity b) 8-Week Look Ahead
i) Same as “3-Week” with further outlook. Identify any material or product that takes longer than 1-week to get delivered.
VERIFY ALL DAILY TASKS NOTED ABOVE ARE/WERE COMPLETED AND ARE DONE. SAVE ALL DATA ELECTRONICALLY. BE SURE ALL DOCUMENTS ARE
DIGITALLY SAVED IN THE APPROPRITE DIGITAL SHARED FILE. BRING TO OFFICE ALL DOCUMENTS OR SIMILAR AS NEEDED.
MONTHLY (25th) – REQUIRED AFTERNOON TO MEETING TO REVIEW:
- 1) All requirements of the “daily” tasks are complete and accurate
- 2) All requirements of the “weekly” tasks are complete and accurate
- 3) Complete the Job-Cost-Spreadsheet
- a) Supplier Costs
- b) Identify every project supplier / vendor with each respective costs for the current month. Amount should be from the 1st to the 31st; or end of the month. For example, 12-1 through 12-31. The amount should not include costs prior to after those dates.
- c) Labor Costs
- d) Identify all labor hours worked on the job. Calculate the labor cost by multiplying the “hours worked” by $65/hour.
- 4) Supplier Releases
- a) Get Unconditional Releases from all suppliers of prior month.
- b) Get Conditional Releases from all suppliers of current month.
Job Type: Full-time
Pay: $45,000.00 - $70,000.00 per year
